PCS season is more than just packing boxes and changing addresses. It’s a major life transition.

As a military spouse, I know firsthand what it’s like to pick up your life and move from one base to another. The excitement, the stress, the endless logistics…and the pressure to make everything happen on a tight timeline! That’s why helping military families relocate to and from Jacksonville is something I truly care about.

The biggest mistake I see buyers make? Falling in love with homes before figuring out what monthly payment actually feels comfortable.

Just because a lender says you can afford a certain price doesn’t always mean that payment will feel good month after month. And once you’ve toured homes at the top of your budget, it can be hard for homes in your true comfort zone to feel exciting!

A smarter approach? Start with the payment you’re comfortable with, then work backward to find the right purchase price for your goals and the areas you’re considering.

Many buyers don’t realize how much things like property taxes, insurance, and CDD fees can impact their monthly costs. For example, a $400,000 home in a CDD community could actually cost more each month than a $500,000 home with lower insurance and fewer additional fees.

That’s why having an agent who understands both the market and the numbers matters.
