Ok Ponte Vedra friends, let's talk about what's actually happening in our market right now 🌊
Everyone's seeing headlines about prices dropping and getting nervous so I wanted to break down what the numbers really say for June:
Median price is down to $970K, yes. But homes are selling FASTER (29 days on market, down from last year) and the ones that hit the market right are getting bid up over asking price. That's not a market falling apart that's a market where pricing correctly matters more than ever.
A few other things I'm watching for my clients right now:
🏡 Fewer homes are coming on the market (new listings down 23%)
🏡 Inventory is tighter than it was a year ago
🏡 But buyers are still out there closed sales are actually up
So if you've been sitting on "should we sell / should we buy" this is the kind of nuance that matters way more than a headline number. Every street in Ponte Vedra is telling a slightly different story right now.
