Grey skies are no joke.

I don’t say that to be dramatic. I say it because I’ve seen what a long winter does to people.

With the uncertainty of interest rates, assumptions are becoming more popular, particularly with VA loans. The lowest rate l've seen is 2.3% with a monthly payment of $2,200. If my buyer were to get his own financing with 20% down, he'd be paying just under $5,000/mo. at the current purchase price.

The caveat to mortgage assumptions- as the buyer, you have to be able to close the gap between the seller's loan balance and the purchase price. This can be done by bringing cash to closing or financing the amount. In my buyer's case, it makes more sense for him to bring that 20% to closing to assume a lower monthly payment and save $3,000/mo. BUT, it's not for everyone.

Ideal for:
âś… Buyers with strong financials but no VA eligibility
âś… Buyers who don't need a large loan
âś… Buyers planning to stay long-term
âś… Buyers and sellers who are flexible with their timeline (assumptions tend to move slowly)

Not ideal for:
❌ Buyers who need to finance 100%
❌ Sellers needing to keep their VA entitlement
❌ Buyers expecting seller concessions or repairs

It’s a tough market right now. We’re down to analyzing micro markets, as some areas are still experiencing a sellers market while others are for sure in a buyers market. One thing it takes right now as an agent AND a seller is grit. After constant competition with a neighboring new construction community and losing a buyer to a builder, my sellers are one step closer to getting this property off their hands.

Katrina was in town for one week on house hunting leave with the Navy. We set a game plan, mapped out all the homes she wanted to see before she arrived, and got her under contract the same week. We were even able to get her inspection completed before she flew back to Cali thanks to squeezing us in!

It takes strategy in any real estate market but especially this one! Diligence and proper planning really set things off for Katrina, and I can’t wait to welcome her back home. 🏡

Ecstatic for Maxine and her new home purchase this week!

It was a long journey from the sale of her home in March. We were initially under contract with a different builder, but things were a little less than awful with them. I was noticing red flags at our initial visit and things continued to sink from there. After having a very firm, transparent conversation with the builder, Maxine was able to cancel her contract and receive her deposit back. She stayed the course and continued the hunt with me.

Then we discovered Centex, a brand under Pulte Homes. They were nothing short of amazing! From the initial visit, to financing, to communication– it was a night and day difference. Maxine found her perfect home and received $21K in builder credits.
