Selling a home can feel overwhelming, but that’s why I’m here—to guide you every step of the way! Let me share some insights and real-life examples from my experiences with past clients. 🏡

✔️ What does a listing agent actually do?
My role goes beyond just putting a “For Sale” sign in your yard. I help prepare your home to shine, price it competitively, market it effectively, and handle all the details of the transaction. For one client, this meant coordinating with a stager and professional photographer to make their home irresistible. The result? Multiple offers in just a few days!

✔️ Clear communication is key
Before we start, I make sure we’re on the same page. One of my clients wanted updates after every showing, so we set a plan to touch base weekly and share feedback right away. Having open conversations like this ensures you’re always in the loop.

✔️ What you don’t always see
A lot of my work happens behind the scenes—like networking with other agents, responding to inquiries, and strategizing the best ways to market your home. For instance, I recently worked with a client who didn’t see much activity initially. After analyzing local market trends, I adjusted the marketing plan and saw a surge of interest!

✔️ When things slow down
Not every sale goes perfectly, and that’s okay. I’ve helped clients re-evaluate their pricing or adjust showing restrictions when interest was slow. One client struggled to get offers until we made the home more accessible for viewings—just a simple tweak, but it made all the difference.

Picture this: after countless hours of searching, open houses, and scrolling through listings, you finally find the house that checks all the boxes. But just as you’re ready to make it yours, you discover something unsettling—a lien on the property. 🚩

A lien can complicate things fast, but with the right approach, you can ensure a smooth purchase and avoid unexpected surprises down the line.

Here’s what you need to know:

✅ Mortgage liens – These stay on the property until the mortgage is fully paid. Make sure all mortgage liens are resolved before you buy.

✅ Income and property tax liens – Unpaid taxes? These could mean the government has first rights on the property’s sale. Check for any tax liens early on.

✅ Judgment liens – If there was a court case against the previous owner, a judgment lien might be attached. This needs to be cleared before moving forward.

✅ How to check for liens – Start with public records searches or work with a title company to uncover any claims on the property.

✅ Removing a lien – Insist that the seller clears all liens before closing to avoid any lingering issues!

Imagine this: You see a stunning pair of shoes in the store. You’re in love with the design, but when you try them on, they’re too tight, too loose, or just don’t feel right. It’s the same with a home—it has to fit your life, your needs, and your goals.

So, before you make that leap, ask yourself these 10 questions:

2️⃣ Is there enough space for my current and future needs?
3️⃣ What’s the commute like for work, school, or other activities?

9️⃣ Can I see myself here in 5 years?
🔟 Will this home support the lifestyle I want to live?
