Recently, national mortgage delinquency rates climbed to 3.53% as of August 2026, with serious delinquencies rising by 19% and foreclosure inventory up 41% compared to last year. Certain states are feeling this pressure more acutely, especially where FHA loans are common and insurance and tax costs are on the rise. It’s a reminder of how quickly economic changes can ripple through our local markets—something I always consider when helping clients navigate their real estate decisions, whether here in Jacksonville or back in my native Atlanta.

It’s eye-opening to see that Florida claims seven of the top ten U.S. metro areas where HOA dues make up the largest slice of mortgage payments. In Miami, for example, the median HOA fee is $617 per month—accounting for a striking 26.9% of mortgage costs, with nearly 44% of homes listed carrying HOA fees. These numbers are a reminder of how important it is to consider all the elements that impact homeownership in our state, especially as Florida continues to attract new residents and grow.

Jacksonville’s strong foundation as a port city, plus its banking and financial services, create a robust local economy—something that drew me here after seeing similar growth in the Atlanta suburbs.
