"Should we wait for rates to come down?" It's the question I hear most,
and it's a fair one.
Here's what the forecasters actually expect: Fannie Mae and the Mortgage
Bankers Association both see rates holding in the mid-6% range through the
end of 2026, and meaningful drops aren't in most forecasts until 2027.
The upside of today's quieter market? Buyers have room to negotiate — on
price, repairs, and closing costs. That's leverage that tends to disappear
when competition returns.
