Join our Path to Home Ownership Program and quit paying rent today!

You can enter our Path to Home Ownership Program at any level depending on where you are in your life. The end goal is for you to purchase the home. We only qualify based on income, just like a bank (since the bank will require this). We help fix credit or other qualifying issues while in our program.

We have 4 levels:

Bronze-Renter: ***THIS HOME IS NOT AVAILABLE AT THIS LEVEL. SOME OF OUR OTHER HOMES ARE, SO YOU CAN READ THIS FOR REFERENCE*** At this stage, you rent, just like a normal renter, so no payments go towards the purchase price. This way you can enjoy living in your home while working to purchase it. At this level, we can help you save for a down payment through an extra amount each month. The end goal is for either us to finance you the property or to end up qualifying for a bank loan. We give 20% extra credit at tax time to help our Path to Home Ownership clients reach their down payment goals quicker. The goal is to achieve home ownership. This level would require first months rent plus a reservation fee equal to first months rent plus $100.

The next level is our Silver level, which once you reach 3.7% down (the reservation fee above counts towards this stage), we sign a lease with the first option to buy. This is a commitment on our parts, where we will not sell the house from underneath a client (I’ve seen many other so called rent to own owners do this and we are completely against it). It also shows a commitment from you that you are working to save and really have home ownership as a goal. Since FHA loans require 3.5% down, at this level, it is possible to become bank qualified if all your qualifying issues are in order.

The next step would be to save 10% down (any previous money from previous levels counts towards the 10%). This is our gold level. At this point, we actually finance the house and the payment goes towards principle and interest. The more you put down, the lower your payment will be.

The final step is our Platinum level, which is bank qualifying. At this point, the bank will finance you and the payments will be lower.

During the program, we refer you to a credit repair agency if you have credit issues and have a mortgage broker look at your situation and advise you on what you need to do to become bank qualified (fix debt to income, fix credit, down payment amount, more time on the job, etc).
At any point during our program, if you become bank qualified, you can purchase the home and will become a homeowner!

Path to Home Ownership Opportunity!

We qualify based on income! Unlike typical landlords, our focus is on helping you move from renting to owning your own home. You can enter our Path to Home Ownership Program at any level, depending on where you are in your journey toward homeownership. We assist with credit repair or other qualifying issues while you’re in the program to help you achieve your goal of homeownership.

Program Levels:

1. Bronze - Renter:
At this level, you’re renting the home with no payments going toward the purchase price. This allows you to live in the home while working to save for a down payment or improve your credit. You can add extra to your monthly payments to save more quickly, and we give you 20% extra credit at tax time to help you reach your down payment goals. To move in, you’ll need $2,200 for the first month’s rent and a $2,300 reservation fee (the reservation fee is $100 more than the rent), totaling $4,500.

2. Silver - Lease with First Option to Buy:
Once you’ve saved 3.7% of the purchase price (approximately $11,466.30), we sign a lease with the first option to buy the home. This shows a commitment from us not to sell the house from under you and a commitment from you to work toward homeownership. At this level, you can work on becoming bank qualified while living in the home. The total amount required to move in is $11,466.30 plus the first month’s rent of $2,200, bringing the total to $13,666.30.

3. Gold - Owner Financing:
Once you’ve saved 10% of the purchase price (or if you choose to enter at this level), we finance the home for you. Payments at this level go toward principal and interest. The total needed to move in at the Gold level is $30,990. If you’ve already gone through the Silver level, you’ll only need $19,523.70, as we credit the $11,466.30 you’ve already paid. Unlike traditional rent, your payments won’t increase, except for minor adjustments in taxes and insurance, which are far smaller than typical rent increases.

4. Platinum - Bank Qualified:
At this level, you’re ready for traditional bank financing. Once you resolve any credit or financial issues, you can qualify for a bank loan, resulting in lower monthly payments. You can transition to this level anytime you’re ready during the program.

The final step is our Platinum level, which is bank qualifying. At this point, the bank will finance you and the payments will be lower.

During the program, we refer you to a credit repair agency if you have credit issues and have a mortgage broker look at your situation and advise you on what you need to do to become bank qualified (fix debt to income, fix credit, down payment amount, more time on the job, etc).
