Some transactions take a little more work to get to the closing table—appraisal challenges, inspection issues, repair negotiations, and plenty of back and forth.
This one was the complete opposite.
We started out competing against multiple offers, put together a strong offer that got accepted, and from there it was smooth sailing all the way to closing.
My job was to make sure my client felt confident every step of the way—putting together the right offer, staying ahead of deadlines, communicating with everyone involved, and handling the details so she could actually enjoy buying her new home.
And having a great team on the other side makes all the difference. The listing agent was fantastic, Atlantic Coast Title & Escrow was wonderful, and Brandon at First Florida Mortgage Inc, NMLS #392021 helped make the lending process seamless.

If selling is somewhere on your radar, resist the urge to immediately start replacing countertops and ripping out bathrooms.
The goal isn’t to make your home perfect. It’s to figure out which changes will actually matter to buyers — and which ones probably won’t give you your money back.
One of my favorite parts of preparing a home for market is helping sellers make those decisions before they start spending.
Sometimes we paint. Sometimes we change lighting, flooring or landscaping. Sometimes we do more.
And sometimes I tell them to leave it exactly as it is.

The home in the photos, we did exactly that…and received multiple offers and $50k over asking price.

Last Friday my dear friends closed on their beach home they owned for over 20 years with so many memories and life milestones reached. These walls held so many amazing moments over the years.

This is the third transaction I’ve helped them though and am so grateful to have been able to help them every step of the way and achieve their financial goals while also saying goodbye and honoring a home that has meant so much to them over the years.

With the right strategy and decisions made along the way, we made it from list to closing date in less than a month! One chapter is closed and many new ones to be written in their next adventure.
