We know it's safer to rent than to buy, right?
What if I said that is a flawed way of thinking and how I used to think. Buying is too tedious. There is too much involved. Those are things I used to say to myself.
Now that I know more and keep myself around people who know more, I can say from a factual standpoint that the "safer" route I thought I was taking was absolutely not correct!
Investing in real estate is the safest option!
As a renter, I was at the mercy of the owner. They did if they wanted to raise my rent when my initial lease went up. We give up control when we decide to rent.
What's more? We rent and throw our money away. What if we could secure a mortgage that is less than a monthly rental payment? Why wouldn't we want to explore owning versus renting?
Being a renter didn't help me at all.
Say the rent is $1200 per month. That's $14,400 spent and never seen again. What if you could put that same $14,400 into a home that saw an increase in value over a year? That $14,400 could be used for a down payment toward an investment property. With the right realtor and lender, you have everything you need to ensure this goes the way you desire.
Using the 20% rule, that same $14,400 could be applied to a home valued initially at $72,000. That may not seem like much, but what if you bought a small house at $72K, and the value went to $140K the following year?
Why would you not want to explore this option?
I promise you I didn't know what I know now. I thought my only option was to rent. Now I know there are programs such as Divvy Homes that help people who may need an option besides pre-approval.
