Every single day is always something different for all of us in the real estate industry. Perhaps that's what we thrive off of. Yesterday was no different for what one seller was passing off as a remodel so we thought we would find humor in it. Moral of the story, buyers, PLEASE unless you're willing to crawl on the bathroom floor during the showing, always hire an inspector after going under contract. You can thank your agent and your home inspector afterwards!!

Realtors and buyers, knowing what to watch for can save headaches and money! Let’s look at 5 issues our inspectors often find.

⚡ Double-tapped breakers – Two wires connected to one breaker, which can cause overheating or arcing. A licensed electrician should check it before closing!

🔌 Ungrounded outlets – Older homes may lack grounding, increasing shock risk and limiting appliance compatibility.

🚧 Common Drainage Problems in Tight Spaces
Pooling water between homes: Narrow side yards often lack proper grading, causing rainwater to collect and stagnate. This can lead to swampy conditions and mosquito breeding grounds.

Water intrusion beneath foundations: Without adequate drainage, water can seep beneath foundations, especially during heavy rains leading to accelerated damage and or major settling.

Compacted soil from construction: New builds often involve heavy machinery that compresses the soil, reducing its ability to absorb water. This leads to runoff, surface flooding, and even property erosion.

PSA 📢 Dont Skip the Inspection

- New Construction -

Imagine just closing on your perfect dream home. You waited, remained patient, trusted the process, signed all the paperwork and finally received the keys. Except pulling into the driveway you’re now seeing a mismatching, poor craftsmanship paint job above your garage door every time you pull in and to which was passed off because it went unnoticed. Not the homeowner, not the builder, not the tradesman completing the work, nor even the agents involved ever noticing. Moral is, don’t skip the inspection.

This house was set to close two days after we completed the inspection. Thankfully it was caught, highlighted to the builder as substandard in need of correction, and ultimately completed before closing.

It’s easy for things to often go overlooked even with new construction homes. However, its attention to the little details that can have a biggest impact.
