Yesterday marked the first time in more than 13 years I was no longer a licensed Realtor. No foolin'.

I officially retired my license March 31, 2026 but want to sincerely thank everyone who I met along that journey, whether broker, colleague, vendor or client. And if you are a former client and need real estate help in the future, I urge you to contact Clark LaBlond or Audrey Richie Lackie at the Legends of Real Estate in Jacksonville, FL. You won't find another brokerage more dedicated to not only their agents and clients, but to the betterment of the profession.

Remodeling and redecorating just got more expensive.

On Sept. 25, President Trump announced that starting Oct. 1, the U.S. will add new tariffs: 50% on kitchen cabinets, 50% on bathroom vanities and related products, and 30% on upholstered furniture.

These tariffs come on top of existing ones, 25–50% on steel and aluminum and 10% on lumber. While the details are still sparse, the National Association of Home Builders (NAHB) said in a statement that the move “could raise construction costs.”

Other organizations welcomed the move, such as the American Kitchen Cabinet Alliance (AKCA), which wrote a letter to the president asking for even higher tariffs. The AKCA also noted that “imported cabinets are being sold at upwards of 70% below the domestic price, making it impossible for our cabinet companies to fairly compete,” and that “95% of American cabinet companies are family-owned, serving as an economic lifeline to small communities across the country.”

While these tariffs could help domestic businesses, experts say they will have a significant impact on American homeowners.

This is absolute truth. When you hire a Realtor®, you are hiring a PROFESSIONAL who has been trained to get you the best possible price for your home. The agent who blew smoke will be someone you eventually hate because they will have to do price reduction after price reduction to get your home priced as it should have been in the beginning.

I watched this happen last week.

An agent sat across from sellers who wanted to list at $750k.

Market analysis said $650k max.

The agent could've nodded, taken the listing, and collected marketing fees for 6 months while it rotted.

Instead, they spent two hours explaining why that price would kill the sale.

Showed them the days-on-market data.

The psychology of stale listings.

The actual comps, not the wishful ones.

The sellers got angry.

Said they'd find someone who "believes in our home."

They did. Found an agent who promised them the moon.

Listed at $750k.

That honest agent lost a $19,500 commission opportunity.

They also lost nights of sleep, weekend showings, marketing expenses, and months of effort on a doomed listing.

Some would say they lost.

But here's what really happened:

They maintained their reputation.

They kept their integrity.

They can sleep knowing they didn't waste everyone's time and money on a fantasy.

They'll get the listing in 6 months when reality sets in, except now it'll be priced to actually sell.

The agents who tell you what you want to hear?

They're not confident.

They're desperate.

They'll take any listing at any price because they need the inventory, even if it's worthless.

They'll blame "the market" when your house sits.

They'll suggest price drops every two weeks.

They'll eventually disappear when you need them most.

The agent who risks losing your business to tell you the truth?

That's the one who will fight for you when it matters.

Who will tell buyers' agents the hard truths too.

Who will negotiate from strength, not desperation.

Professionalism isn't about being agreeable.

It's about being right, even when being right costs you money.

Effective July 1, 2025, Ray and I are residents of Illinois. We found our forever dream home, complete with a front porch, and are looking forward to a quiet, small town retirement.
