Escrow Shortage!

You must have already received the 2024 Real Estate Tax Notice in the mail for your home. It shows you how much your property taxes are due for this month and beyond. Most of you have an escrow account with your lender.
Take Action : go to your lender's website to review your escrow balance.
For example, let's say that your escrow balance is $3,500.00 to cover your property taxes and hazard insurance.
Let's say that your property taxes are $2,500.00. That basically means that there is enough funds to pay the property taxes. However, what about your hazard insurance policy? If your hazard insurance is more than $1,000.00 per year, you may have an escrow shortage if it is due soon.
Call your insurance company to find out how much your insurance is going to be and when it is up for renewal.
Lender's action :
You will receive a letter or email from your lender very soon to let you know that your escrow account was short of $$ for 2024. Such shortage may have been a result of an increase in your property taxes and/or hazard insurance premium.
Escrow simply means that each time you pay your mortgage, your lender collects a small portion to cover your property taxes & hazard insurance. The ongoing increase in property value is directly proportional with the property taxes we pay in November of every year. Hazard insurance has been on the rise also.
Don't panic!:
Here is what you should do. You can login onto your lender’s portal (website) to review your escrow account. To be on the safe side, it would be better to call your lender to talk with a rep in the escrow department. Ask the rep for the amount to pay to prevent your mortgage from going up. Once that's done, you can pay the shortage for 2024 & the projected shortage for 2025 out of pocket.
With that said, your mortgage should not go up.
FYI ... If you bought your house early this year, if the shortage is significant, you need to look at your final Settlement Statement ( ALTA or HUD1) to see if the title company's or the attorney's property taxes estimate was too low. If that's the case, the title company will call the seller to request a reimbursement for the shortage. If in doubt, call your Realtor for assistance.
