Jocelyn Brice, Realtor at United Real Estate Gallery

Jocelyn Brice, Realtor at United Real Estate Gallery My job is real estate, my business is building relationships! Jocelyn Brice is a Florida native who currently resides in the Mandarin area of Jacksonville.

She was born in South Florida but has lived in Northeast Florida for over 40 years. Jocelyn is a graduate of the University of Florida and full time Realtor® with United Real Estate Gallery since 2021. Before starting her real estate business, Jocelyn began her first career working for Publix Supermarkets in 1998 while attending college in Gainesville. She also received a full athletic scholarship

to play softball at Sante Fe Community College for 2 years before becoming an assistant coach for 2 years and ultimately finishing her degree at the University of Florida. She continues her long tenure at Publix in the Pharmacy working part-time as a Pharmacy Technician. Why should you entrust her with helping you in making one of your life’s biggest decisions? For starters, Realtors® are all independent contractors and all handle their business in different ways. Jocelyn realizes in business that you have nothing to gain from giving poor service. Jocelyn prides herself on exceeding her customers expectations in every facet of the transaction. While working for Publix over the last 25+ years, Jocelyn has been fortunate enough to have worked in several different departments before settling into the Pharmacy. She spent several years as a customer service staff, assistant customer service manager, and as an Event Planner. Those experiences have enriched her with a vast understanding of the needs of everyday working families and assisting in mentoring and training new associates through their life’s challenges and changes, which is what is needed for buying and selling a home. Jocelyn’s real estate knowledge and background in customer service; are all tools that she puts in her bag to help give her customers the best service possible. Jocelyn believes that you can always learn something new and for that reason, in 2022 she has teamed up with fellow realtor® Kelly Everill. They have combined forces to form the Brice Everill Home Team with United Real Estate Gallery. With Kelly’s 16+ years as an educator she brings the skills to help guide their customers step-by-step through the buying and selling process. Kelly is also a Jacksonville native and combined with Jocelyn’s 40+ years in Jacksonville, they are your guide to everything Northeast Florida has to offer. So whether you live in the Jacksonville area, are a newcomer, first time home buyer, or empty nester the Brice Everill Home Team is ready to be Your Guides to Northeast Florida.

This proven pricing strategy might just surprise you…

Instead of aiming for the highest listing price, consider setting it slightly lower than the market suggests. Why? Because it can create a buzz around your property, drawing in multiple offers and creating a competitive atmosphere.

And here's the kicker: When buyers sense that they might miss out on a great deal, they often push the final sale price above the initial listing. That means you could end up with more money in your pocket than you expected!

One more thing: Not only does this strategy help you get the best possible price in the current market, it means the property will sell quickly. This strategy leverages buyer competition and urgency to your advantage.

Curious to learn more about this strategy and other tips for a successful sale? Comment "SELL" below or DM us, and we’ll set up a time to sit down and discuss your property.

Before you reach for that sledgehammer....

• Don't ditch those cabinets! Painting or refacing can save you $15,000 to $20,000 compared to a full replacement.

• Elevate your walls with high-quality paint for a room transformation that won't break the bank.

• If your current kitchen layout works, stick with it to avoid pricey plumbing and electrical changes.

• Instead of hardwoods, consider copycat luxury vinyl for flooring that's durable, stylish, and wallet-friendly.

Looking to buy a home? Here, for your bookmarking pleasure, are the top 10 things to look for:

1) Neighborhood: A great house deserves a great neighborhood. Research local schools, amenities, and the overall vibe.

2) Floor plan: Imagine your daily life in this space. Can you see yourself living here comfortably? Is there room to grow into it?

3) Major home systems: Get to know the HVAC, plumbing, and electrical systems. A home inspection can save you from expensive surprises.

4) Exterior: First impressions matter. Assess curb appeal, maintenance needs, and potential repairs.

5) Natural light: Bright spaces can improve your mood and save on energy bills. Open those curtains and take a good look.

6) Signs of damage: Keep an eye out for any red flags like water damage, mold, or structural issues.

7) Garage: Does it fit your car(s) and storage needs? Don't forget this crucial space.

Been feeling a little "meh" about your living space lately? It's time to rekindle the love with these mini-makeover ideas:

1) Paint a wall or room: Consider an accent wall or keep it classic with a fresh coat all over. 2024 HGTV Color Collection of the Year? Sherwin Williams Softer Tan, Pearly White, and Persimmon.

2) Bring in something fresh: A new plant, or fresh cut flowers will instantly enhance your space.

3) Update hardware: Update the drawer pulls, k***s, or faucet hardware for an all new feeling!

4) Refresh the mantel: Keep it simple with a tall clear vase, a spray of fresh or artificial greens, and a sleek round mirror. Check out Pinterest for inspo.

5) Furniture facelift: Instead of splurging on all new furniture, focus on one piece. A new coffee table, lamp, or accent chair can breathe new life into your space. Don't sleep on Target or Home Goods for affordable accents.

6) Natural light: Consider going sans window coverings to maximize the sunlight. Just keep privacy in mind if you have neighbors nearby.

Small changes can make a huge difference - what have you found instantly refreshes a space? Share your tips in the comments below.
