I get it. There are a lot of Realtors out there to choose from, and I’m not going to be the right fit for everyone.

When I asked this buyer why they chose another agent, I expected the answer to be experience, market knowledge, personality, communication style, or a specialty that better fit their needs.

It wasn’t.

They chose the other agent because he agreed to show them a property without scheduling a consultation first.

And that’s exactly why I do things differently.

Before I start showing homes, I prefer to have a brief conversation, whether by phone, Zoom, or in person. I want to understand your goals, answer your questions, explain the buying process, discuss financing options, and make sure we’re a good fit to work together.

Buying a home is one of the biggest financial decisions you’ll ever make. You deserve more than someone who simply opens doors.

After living in Jacksonville for more than 35 years and selling real estate here for 22, one thing I never get tired of is enjoying a great meal with an incredible view.

Whether it’s watching the sunset over the St. Johns River, taking in the Jacksonville skyline from a rooftop, enjoying ocean views at the Beaches, or relaxing along the Intracoastal, Northeast Florida has no shortage of amazing patio spots to enjoy this summer.

I get this question all the time from buyers, and honestly, it’s a fair one.

Because of changes that went into effect after the NAR settlement, buyer’s agents are now required to have a written agreement with a buyer before providing certain services, including private showings.

Before you panic, that doesn’t automatically mean you’re locked into a long-term commitment. There are different types of agreements, different lengths of time, and different ways they can be structured.

And here’s something many buyers don’t realize:

🏡 Open houses are different.

You can still attend open houses without signing a buyer agreement. Walk in, look around, ask questions, and explore homes on your own.

The agreement comes into play when you’re asking an agent to represent you, schedule private showings, provide advice, negotiate on your behalf, and guide you through the buying process.

The most important thing? Understand what you’re signing before you sign it.

A good agent should be able to clearly explain:
✔️ What the agreement means
✔️ How long it lasts
✔️ How compensation works
✔️ What services they’re providing for you

If they can’t explain it in plain English, that’s a bigger concern than the form itself.

Buying a home in Jacksonville or Northeast Florida is a big decision. Don’t let confusion about new industry rules keep you from asking questions or getting the guidance you need.

⚠️ “Reasonable effort.”
⚠️ “Mutually agree.”
⚠️ “In good faith.”

These are all very common phrases used in divorce agreements. The problem is that when it comes to the marital home, they often leave important questions unanswered.

🏡 What exactly is a “reasonable effort” to refinance?

🏡 What happens if a refinance is denied?

🏡 What if you and your ex can’t “mutually agree” on a listing price, repairs, or price reductions?

🏡 What does acting “in good faith” actually look like if one spouse delays, refuses to sign documents, or becomes uncooperative?

These aren’t necessarily legal questions as much as they are real-world real estate scenarios. And because attorneys aren’t real estate professionals, there are often details and contingencies involving the home that may not be specifically addressed in the agreement.

When that happens, vague language can become expensive. 💸

I’ve seen people spend months stuck in limbo because an ex wasn’t cooperating, a refinance fell through, or an unexpected issue wasn’t accounted for. And once the divorce is finalized, the only solution is often going back to court costing more time, money, and stress.

Closing Day! 🏡✨

I had the privilege of welcoming my clients to Jacksonville after a months-long relocation journey from Utah.

In true Florida fashion, they arrived to close on their new home and were immediately greeted by a torrential downpour. After leaving Utah’s dry climate behind, I think Florida wanted to make sure they got the full experience on day one! ☔🌴

What makes this move especially meaningful is that they purchased their home sight unseen. Successful relocations are rarely just about finding the right house. They’re about managing timelines, virtual showings, inspections, moving logistics, and countless decisions, all while helping clients feel confident every step of the way.

Over the years, I’ve found that some of the most rewarding work I do is helping people navigate major life transitions. Whether it’s relocating across the country, downsizing, upsizing, navigating divorce, or starting a completely new chapter, every transition comes with challenges that require planning, organization, and a trusted guide.
