Hello Everyone,
I hope this update finds you and your family safe and healthy!! My last update was 1/2/24. Interest rates continue in the low 7% range, however, I see list prices coming down. Re-sale homes are slowly getting under contract. Home builders for new construction continue to offer low interest rates if you finance with the builder’s preferred lender. Their incentives are subject to change. FED interest cuts have not materialized to my knowledge, hopefully, it will come soon.

If you are considering putting your home on the market, I welcome the opportunity of a listing presentation and to earn your business. If you are considering to purchase, I’ll be happy to provide an estimate for your monthly mortgage payment and cash to close for your initial evaluation to move forward with the buying process. Hello Everyone,
I hope this update finds you and your family safe and healthy!! My last update was June 16, 2021. It continues to be an intense seller’s market with homes quickly getting under contract for BOTH existing and new construction. Sellers are still experiencing buyer frenzy of multiple offers and builders are creating interest lists before the lots are made available. Many builders are building inventory homes already permitted with options and upgrades pre-selected, then waiting to be released for sale. The on-going pandemic and challenges of the supply chain have been difficult for home builders to anticipate a final purchase price. Lately, builders have been including verbiage of possible price increase in their contracts with buyer’s choice to accept the significant price increase or cancel. It’s becoming ever increasingly difficult for buyers.

Many of you have been requesting to preview foreclosed properties. When I search for a buyer, all types of listings are included, non-distressed and distressed (short sale and foreclosed). In my searches, I have not come across any distressed sales, because the equity of homes has greatly increased, these sellers are able to sell, avoiding a short sale or foreclosure!
