It’s that time of year again!

The property appraiser's TRIM notices are hitting mailboxes, and I always get questions about them because they can be a little confusing.

If you bought your home recently (especially in 2024) this is where escrow shortages usually happen, and it’s way better to catch it early than to get surprised by a letter in the mail later this year.

I put together a quick breakdown of:

The real estate market largely remained the same in Northeast Florida over the last month with sales, inventory, and interest rates all hovering. We're still seeing some inventory shortages and I think that will continue as those homeowners sitting on much lower Covid-era interest rates don't want or can't afford to move. Higher interest rates are keeping some buyers sitting on the sidelines and that is what's maintaining the market currently. Even economists aren't on the same page with their predictions of interest rate movement but the general consensus is that although we may see a slight dip in 2025, these rates are here to stay. If you're interested in buying home, it's still a good time as we have fewer buyers in the market now, allowing for more negotiation room. Here are the April 2024 market stats for Jacksonville, St. Johns, and Nassau county.

I'm hopeful that we'll see the homeowners insurance crunch ease up in the next couple of years because this is currently one of my biggest hurdles, especially in older homes in Jacksonville which represents a huge portion of my market and demographic.

I've been wanting to keep my circle updated on the coming changes and how they'll affect us locally, but the irony is that we as Realtors STILL don't know exactly what they'll look like aside from what's in the settlement agreement on the National level.

"Here’s what we know now: Buyer broker compensation is no longer allowed to be included on the Multiple Listing Service (MLS). And buyers are now required to sign a Buyer Representation Agreement, which includes the buyer broker’s compensation."

Even though most sellers think they should be celebrating, the new Realtor commission rules probably won't affect them much once the dust settles.

CLOSED in West Jacksonville's Longleaf neighborhood! Despite significant competition, I was able to get this seller a full price and the buyer got some closing cost help, which is a fairly common scenario in this shifting market. I'm super excited for both parties and wish everyone the best!

The Northeast Association of Realtors has published March market statistics and the Jacksonville data seems to confirm that we're seeing a typical Spring market. Things are looking a lot like they did before the Covid-era buying frenzy and that's better for everyone and represents a healthier market in general.

Last year when interest rates went up and buyers newer to the market got sticker shock, I speculated that those sitting on the sidelines waiting for low rates to come back would probably have some decision making to do after the first of the year. The numbers seem to indicate that many have accepted the rates and moved forward with buying. Depending on your situation, that's still probably in your best interest because rates aren't likely to do any drastic dipping this year either (but home prices are much more attractive)

I'm still seeing a few sellers (and their Realtors) listing properties now with pricing that's unrealistically high for the current market. If that's you, you're way late to the game. Unless you're sitting on something REALLY unique, buyers aren't fighting over your property or paying more than it's worth. You'll need to do a little work to get your home sold these days or price yourself for the competition, especially if you're in an area with a lot of inventory. Be careful of Realtors who are telling you otherwise just to get your business-it's something I see everyday.

Despite current rates, buyers are seeing that they have options. We're seeing a lot more negotiation room for them including repairs, closing cost help, and concessions toward interest rate buy downs. There's also quite a bit of down payment assistance funding available. Of my 2024 closings so far, I've helped secure 28K in rate buy down money for one buyer, 20K plus a new roof for another, and 5K plus down payment assistance for one closing soon. You'll hear a lot of industry professionals tell buyers to just "Buy now and refinance later when rates drop". I don't disagree with that just make sure you're financially comfortable if rates DON'T drop and don't bank on it.
