3 years. 💜

That’s how long this journey took from the first conversation to closing day.

We worked on credit strategy, stayed consistent, and most importantly, kept their “why” in mind. Reading this reminded me that some of the most meaningful closings aren’t the quickest ones… 𝐭𝐡𝐞𝐲’𝐫𝐞 𝐭𝐡𝐞 𝐨𝐧𝐞𝐬 𝐩𝐞𝐨𝐩𝐥𝐞 𝐟𝐢𝐠𝐡𝐭 𝐟𝐨𝐫 𝐨𝐯𝐞𝐫 𝐭𝐢𝐦𝐞.

I just HAD to get to this closing and I’m so glad I did— meeting in person after years of emails, calls, questions, updates, and planning? That means the world to me.

To this sweet family: I'm grateful for YOU for trusting me through every season of the process and listening to my likely seemingly endless guidance lol 😬. Watching you sign the docs making you a homeowner made the effort worth every step 💜

Thankfully mortgages only require my fingers, not toes.:) Displaced fracture through the toe shaft. Broken diagonally cause I like to be different.🙂

Here's the story: I was running into a burning building to save...JK. I was watching Forensic Files and decided to change into my pj's during the commercial. Was hurrying back and got into an altercation with the door frame lol.

Now I’ll never know which suspect started the fire 🤣

Ironically, I have an epidural injection follow up appointment with the orthopedist tomorrow. " As I walk in with this very attractive hard shoe—Dr, the good news is my sciatica is better. The bad news is I have another orthopedic problem” lol 🤦‍♀️

Sometimes my biggest value to clients is actually what I tell them we do NOT need… 😅

A huge part of mortgage lending is strategy.

Not every loan needs 47 explanations and every document under the sun. Sometimes the cleanest path to approval is knowing:
✔ what matters
✔ what doesn’t
✔ and how to present a file cleary with the right supporting documentation

There’s a big difference between:
❌ “submit and hope”
and

✅ strategic loan structuring

When choosing a lender, 3 of the most important questions you can ask are:

1. 𝐃𝐨 𝐭𝐡𝐞𝐲 𝐩𝐞𝐫𝐬𝐨𝐧𝐚𝐥𝐥𝐲 𝐫𝐞𝐯𝐢𝐞𝐰 𝐝𝐨𝐜𝐮𝐦𝐞𝐧𝐭𝐬 𝐚𝐧𝐝 𝐬𝐭𝐚𝐲 𝐜𝐮𝐫𝐫𝐞𝐧𝐭 𝐨𝐧 𝐥𝐞𝐧𝐝𝐢𝐧𝐠 𝐠𝐮𝐢𝐝𝐞𝐥𝐢𝐧𝐞𝐬, or just “submit and hope” for approval?
2. 𝐇𝐨𝐰 𝐝𝐨 𝐭𝐡𝐞𝐲 𝐡𝐚𝐧𝐝𝐥𝐞 𝐜𝐮𝐫𝐯𝐞𝐛𝐚𝐥𝐥𝐬 𝐝𝐮𝐫𝐢𝐧𝐠 𝐚 𝐭𝐫𝐚𝐧𝐬𝐚𝐜𝐭𝐢𝐨𝐧? Even when the loan itself is fine, things can pop up with the property or title. Do they step in to help resolve it, or disappear when it’s not “their problem”?
3. 𝐃𝐨 𝐭𝐡𝐞𝐲 𝐜𝐨𝐦𝐦𝐮𝐧𝐢𝐜𝐚𝐭𝐞 𝐰𝐢𝐭𝐡 𝐭𝐡𝐞 𝐥𝐢𝐬𝐭𝐢𝐧𝐠 𝐚𝐠𝐞𝐧𝐭 to keep the seller reassured and your closing on track when things get tense?

Over the years, I've seen many situations where a buyer's transaction could have fallen apart without someone willing to dig deeper and find a solution.
