📊 June Housing Market Update — Peak Season Is HERE🏠

June is officially the hottest month in real estate, and the numbers prove it. 🔥

Here's what you need to know about the June housing market:

📈 Sales jump 8.2% — June is peak season and buyer activity is surging.
💰 Prices rise 3.9% — demand is pushing home values higher.
🏘️ Inventory nears 2.6 million — more options are hitting the market.
⏱️ Homes sell in about 30 days — properties are moving FAST.
🔑 First-time buyers reach 32% — a new generation is stepping into homeownership.

If you're a SELLER: This is your moment. More buyers are actively searching, prices are climbing, and homes are selling quickly. Now is the time to list.

If you're a BUYER: More inventory means more choices, but competition is fierce and homes aren't sitting around. Be prepared, get pre-approved, and move fast.

If you're a first-time buyer: You're not alone — nearly 1 in 3 buyers right now are purchasing their first home. The dream is alive. 🔑

💡 Bottom Line
June's housing market is hot, fast, and full of opportunity on both sides of the transaction. Whether you're buying or selling, having the right strategy and the right team behind you makes all the difference.

Today, we pause to remember and honor the brave men and women who made the ultimate sacrifice in service to our great nation. 🇺🇸

Memorial Day is a time to reflect on the courage, dedication, and selflessness of those who gave their lives defending the freedoms we hold dear. Their sacrifice will never be forgotten.

Home of the free, because of the brave. 🏡❤️🤍💙

Enjoy this day with your loved ones — and take a moment to remember those who gave everything so we could. 🙏🇺🇸

Valletta — The Fortress City

Malta’s capital is a UNESCO World Heritage Site and every street feels like a movie set. St. John’s Co-Cathedral is covered in gold and Caravaggio paintings. The Upper Barracca Gardens gave us beautiful views of the Grand Harbour. Built by the Knights of St. John in the 1500s, this city is basically an open-air museum. 🇲🇹

🏛️ M’dina — The Silent City

M’dina is the ancient walled capital. They call it the “Silent City” and it totally lives up to the name — narrow medieval streets, no cars, and seriously magical vibes. Felt like stepping back in time. If you’re a Game of Thrones fan, you’ll recognize it — they filmed King’s Landing gates here.🐉🗡️

Rabat — Hidden Gems

Right next to M’dina is Rabat. You can visit St. Paul’s Catacombs, an underground burial chambers dating back to the 3rd century. Grab some pastizzi (flaky pastries stuffed with ricotta) from a local bakery for like 50 cents each. Absolute bargain. 🥐

⛪ St. Mary Magdalene Chapel

Visited St. Mary Magdalene Chapel. It’s one of those places that tourists often walk right past, but the locals absolutely treasure it. Peaceful, atmospheric, and completely unforgettable. 🙏

🎨 M’dina Glass Factory

Stopped by the M’dina Glass Factory and watched master glassblowers do their thing — shaping molten glass into colorful vases, bowls, and ornaments right before our eyes.

🏡 Villa Arrigo

Stopped by Villa Arrigo, a villa situated in San Pawl tat-Targa, an exclusive area in Maltese Islands. Such a lovely spot to enjoy Maltese coffee, tea and pastries, soak in the atmosphere, and snap some beautiful photos. 📸

🏰 Malta’s Fortifications

Malta’s fortifications are considered to be among the best examples of military architecture anywhere in the world and once you see them, you totally understand why.

These defences span an incredible 3,500 years of history — from Bronze Age defensive walls around ancient settlements, all the way through to WWII-era pillboxes and anti-aircraft batteries built in the 1930s and 40s.

A visit to Herculaneum in Italy is a fascinating experience. This ancient Roman town, near Naples, was buried by the eruption of Mount Vesuvius in 79 AD.

Today, visitors can walk through well-preserved streets, houses, and baths. The site is smaller and quieter than Pompeii, which makes it easier to explore.

A trip to Herculaneum offers a vivid glimpse into Roman life and is a memorable stop for anyone interested in history and culture.

Visited the charming little port town of Katakolon, a hidden gem on the western coast of the Peloponnese that most people have never heard of. 🚢☀️

This tiny coastal village may be small, but it punches way above its weight. The waterfront is lined with colorful shops, cozy tavernas, and some of the friendliest locals you’ll ever meet. Grabbed a fresh Greek coffee and some incredible loukoumades (Greek honey donuts 🍩) before heading out on the adventure of the day.

The real highlight is a short drive inland to Ancient Olympia, the birthplace of the Olympic Games dating all the way back to 776 BC. 🏛️

Walking through the ruins of the Temple of Zeus, the ancient gymnasium, and the original Olympic stadium gave me chills. I actually stood on the same starting line where athletes competed nearly 3,000 years ago.

The Archaeological Museum of Olympia was absolutely world-class. It is home to priceless sculptures, bronzes, and the famous Hermes of Praxiteles, one of the greatest surviving works of ancient Greek art.

Montenegro, Croatia. One trip. Countless moments. Here’s the highlight: 🎬🇲🇪🇭🇷

🏔️ Kotor — 1,350 steps to the fortress. An ancient walled town at the foot of massive mountains, emerald water stretching through the bay below.

🏖️ Budva — A 2,500-year-old fortified town on a peninsula surrounded by the sparkling Adriatic. Medieval walls, cobblestone streets, and the iconic Dancer statue on the rocks. Old-world charm at in turquoise water and connected to shore by a thin strip of sand. Marilyn Monroe stayed here.

⛪ Our Lady of the Rocks & St. George — Two islands floating in the Bay of Kotor near Perast. One built entirely by hand by sailors over 500 years. One hiding a 12th-century monastery and ancient graves among dark cypress trees.

A trip to Corfu, Greece on the Sapphire Princess cruise is a lovely mix of scenic beauty, history, and relaxed Mediterranean charm.

Corfu is known for its Venetian architecture, narrow old-town streets, and beautiful coastal views. During a day ashore, cruise passengers can often explore Corfu Town, a UNESCO-listed area filled with charming squares, historic fortresses, local shops, and inviting cafés. A short visit might also include seeing highlights such as the Old Fortress, Liston promenade, or the beautiful Spianada Square.

For those wanting a more relaxed experience, Corfu also offers picturesque seaside spots, opportunities to enjoy traditional Greek food, and plenty of chances to soak in the island’s warm, welcoming atmosphere. A port stop here from the Sapphire Princess can feel like a perfect snapshot of Greece—colorful, cultural, and unforgettable.
