What’s happening in our local market? 🏡
July’s numbers are in for Duval, St. Johns, Clay and Nassau Counties, and I always find it interesting to see how differently each part of Northeast Florida is moving.

Duval’s median sales price is ⬆️ 3.1% from last July, while St. Johns, Clay and Nassau saw modest year-over-year price decreases. We’re also seeing some pretty big differences in inventory, days on market and pending sales depending on the county.

This is why I like looking past one headline or number. Real estate is local & even within these counties, individual neighborhoods can vary.

The Market Is Always Changing. Here’s What June Is Telling Us.

Every real estate decision is personal. Market data provides valuable context, but your goals, timing, and circumstances are what matter most.

The June numbers for Duval, Clay, St. Johns, and Nassau Counties show home prices continuing to rise, homes selling a little faster, and sellers still receiving close to their asking price. One number I’ll be watching is pending sales, which were down this month and could signal a shift in the pace of the market.

Keep in mind, these statistics combine four counties. Your neighborhood may tell a very different story.

These four homes all closed within the last 30 days.

Coincidence? Not likely.
