✨ A closing in the morning… and a nature walk by the afternoon.

One of the things I love most about this career is the balance.

This morning started with a closing helping wonderful clients with their home journey. Those moments never get old.

By afternoon, I traded contracts & emails for a peaceful walk through the trails at University of North Florida (UNF).

If you’ve never explored them, they’re truly one of Jacksonville’s hidden gems. UNF has over 1,300 acres of preserved natural habitat with miles of shaded trails, lakes, wildlife, and quiet places to reset and reconnect with nature.

Grateful for a career that allows me to serve people in the morning and enjoy moments like this in the afternoon. 🌿

When we zoom out and look at the long-term data, the Jacksonville market tells a very clear story.

Since 2005, home values in the Jacksonville metro area have increased about 129.5%, with an average annual appreciation of roughly 5.6%. 

Like every healthy real estate market, values move in cycles. Some years rise quickly, some years slow down, and occasionally we see small pullbacks while the market recalibrates.

The most recent quarterly numbers in 2025 show some modest shifts, which is a normal part of the cycle after several years of strong appreciation. 

The big takeaway: real estate has historically been a long-term investment.

Understanding these trends helps buyers and homeowners make thoughtful decisions about timing, pricing, and strategy.
