Moving to Northeast Florida? Here’s what buyers wish they knew first.

Six things I make sure every relocation client understands before writing an offer:

    1    Beach-close isn’t beach-walkable. Ponte Vedra, Vilano, and St. Augustine Beach vary block by block.
    2    Your wish list will shift. Fireplace, palm tree, pool — priorities change once you start touring. Stay open.
    3    Summer means daily afternoon storms, roughly May through September. Factor it into landscaping and pool use.
    4    Suburb vs. downtown means real tradeoffs. Older areas offer bigger lots; downtown trades yard space for walkability and shorter commutes. St. Johns County has a lot of new construction! Schools are assigned by address, so verify per property.
    5    Insurance varies a lot by area, home age, and flood zone. Get a quote during your inspection period.
    6    Northeast Florida isn’t one market. St. Augustine, Nocatee, Ponte Vedra, and Jacksonville each feel different. See a few areas before deciding what fits.
