Market Monday with Terrelle ❤️

One of the biggest questions I get is…

“Should I wait to buy or should I go ahead and make a move?”

My answer is almost always the same:

It depends on YOUR life, not the headlines.

I’ve seen people save thousands of dollars by buying when everyone else was waiting. I’ve also seen families stay in a home that no longer fits their needs because they were trying to time the market perfectly.

Here’s what’s happening in North Jacksonville…

1) New construction communities are still offering incentives.
2) Buyers have more homes to choose from than they did a year ago.
3) Sellers who price their homes correctly are still attracting serious buyers.
4) And yes…homes are still selling every single day.

The best time to move isn’t when your neighbor tells you to.
It’s when it makes sense for your family.

So instead of asking,

“Is it a good market?”

Try asking,

“Is this the right season for me?”

The kitchen that sells the house? That’s not always the one that serves the family.

I’ve watched clients fall in love with showstopper kitchens during tours—the ones with waterfall countertops, designer backsplashes, and appliances that cost more than some cars. They outbid three other families to get it.

Then I get the call six months later: “We’re thinking about renovating.”

Here’s what I’ve learned after 5 years of walking buyers through their “dream homes”:

That all-white kitchen with the trendy finishes? The family with young kids is scrubbing marks off cabinets twice a day and living in constant anxiety. The resale value looks great on paper, but they’re miserable living in a showroom.

The gourmet kitchen with pro-grade everything? Half my clients don’t cook elaborate meals. They needed storage and counter space for meal prep, not a six-burner range they use twice a year.

The open concept everyone demands? I’ve had clients beg me to find contractors who can put walls BACK UP because they can’t stand everyone seeing the mess while they’re trying to relax.

The smartest buyers I work with ask different questions during tours. Not “Is this beautiful?” but “Will this make Tuesday night at 6pm easier or harder?”

The prettiest kitchen isn’t always the smartest purchase.

And honestly? I get it.

The white cabinets, quartz countertops, gold hardware, and oversized island had her completely sold.

But pretty doesn’t always mean practical.

Before writing an offer, I always tell my buyers to use my 3-step filter:

✅ 1. Look past the finishes.
Paint and cabinets can be changed. A bad roof, foundation issues, or outdated plumbing can cost thousands.

✅ 2. Think about your life, not the listing photos.
Can you see yourself living there every day? Is the commute reasonable? Does the layout actually work for your family?

✅ 3. Ask one question: “If this kitchen didn’t exist, would I still want this house?”

After digging deeper, we discovered repairs that would have cost nearly $18,000.

She walked away.

A few weeks later, she found a home she loved even more—with a beautiful kitchen and solid bones.

That’s the difference between falling in love with a house and making a smart investment.

Buying a home isn’t just about today—it’s about protecting your tomorrow.
