Northeast Florida Market Snapshot | August 2026 👇🏼

Duval County:
Median sales price increased 4.5% year over year, while days on market dropped 33.3%. Active listings were also down 16.5%, showing a continued shift in available inventory.

St. Johns County:
Continued to see price growth, with median sales prices up 4.2% year over year. Homes moved more quickly, with days on market down 21.6%, while active listings declined 34.6%.

Clay County:
Experienced steady price growth, with median sales prices up 2.8% year over year. Days on market decreased 13.5%, and active listings were down 13.0% compared to last August.

Nassau County:
A median sales prices adjust 6.9% year over year, while homes spent slightly less time on the market, down 11.0%. Inventory also tightened, with active listings down 23.4% from last August.

Overall, Northeast Florida continues to show a mix of price growth, faster-moving homes, and tightening inventory across several counties.

The key for both sides is understanding the landscape and making decisions that align with today’s conditions, not last year’s market.

Buying a house in Northeast Florida because your dog needs a backyard is actually just adulting with extra steps.

ahhh yes just think about it…..

No more 6 a.m. walks in the rain. No more standing outside in your pajamas looking like Adam Sandler waiting for them to “just pee.”

No more pretending the tiny patch of grass outside your apartment is basically a backyard.

yes, your dog will still stare at you through the sliding glass door five minutes after you let them outside. But honestly? Worth it.
