Save this. You’ll want it in week three.

Your offer got accepted. Now 12 things happen and nobody explained any of them.

1. Earnest money is wired. Not handed over — wired, and only to a number you verified by phone, out loud, with a person you called yourself.

2. The inspection window opens. This is your leverage window and it is short. Usually 15 days.

3. The inspection report lands. It will look terrifying. Most of it isn’t.

4. Repair negotiation. What to ask for, what to let go, and what’s actually a dealbreaker.

5. Appraisal ordered. What happens if it comes in low — and it can.

6. Underwriting. They will ask for documents you have already sent. Send them again, same day.

7. Do not open a credit card. Do not buy a car. Do not change jobs. I’m serious.

8. Title search and the survey — and what a cloud on title actually means.

9. Insurance bound. Do this earlier than you think you need to.

10. Clear to close. The best three words in the business.

11. Final walkthrough. There’s a right way to do it, and most people check nothing.

12. Closing day. What to bring, what you’ll sign, and how long it really takes.

Nobody hands you this list. You’re just expected to already know it.
