During its best week, median asking prices are historically 7.1% below their seasonal peak. Active listings are 13.8% above an average week, while buyer competition, measured by listing views per property, is 40.6% below its annual high. Homes in Jacksonville also typically remain on the market 18 days longer than during the year’s fastest-moving period."

The July Northeast Florida market report is out. A Total of 2400 homes closed during the month, which is down 17.7% from June 2026, and down 6.2% compared to July 2025. The median sales price was $360,000, down 4% from the previous month. Homes spent a median of 35 days on market, which is up 2.9% from June ( the higher the days on market, the longer a home sits).
