What Is Your Home Really Worth?
Before working in real estate, I didn’t fully understand everything that went into answering what sounds like a simple question:
“What is my property worth?”
Today, homeowners have more information at their fingertips than ever. Online estimates, active listings, recent sales and now AI can provide property information in seconds.
But while these can all be useful tools, they still require context and interpretation. AI, for example, can help gather and organize information, but it may not have the complete picture, current local data, or understand something unique about a particular property or neighborhood.
That’s why having access to information and knowing how to interpret what that information is actually telling you are two different things.
As Realtors®, we can dig deeper into MLS data, property history, market statistics and trends, using other professional tools and public records to build a more complete picture of the property and the surrounding market. We look at what has sold, price reductions, days on market, inventory and how buyers are responding in an area. But even with all that information, no two properties are exactly alike.
Two homes can be on the same street, have similar square footage and the same number of bedrooms and bathrooms and still have different values. Condition, renovations, layout, lot size, parking, a pool, improvements and location can all make a difference.
That’s why they’re called comparables not identical properties. And the analysis doesn’t always stop with the house itself. What’s happening in the neighborhood? Is the area changing? Is new development coming in? Has zoning changed? Is there redevelopment potential?
Sometimes we start by evaluating the house and discover that the land underneath it may be an important part of the value story.
All of this means there can be many pieces to consider when evaluating a property. Active listings show us the current competition. Pending sales can help us understand where buyers are responding, while closed sales show us what buyers and sellers have actually agreed to in completed transactions.
Every piece of information tells us something. No single piece tells us everything.
And that’s where professional judgment comes in understanding which information matters, what it means and how it applies to your particular property.
Because when you ask, “What is my property really worth?” the answer shouldn’t come from one online estimate, one nearby sale, one asking price or one AI response.
Instead, it comes from bringing together the right tools, reliable market data, local knowledge and professional experience to understand what the information means for your property.
And that understanding can help you make a more informed decision whether you’re considering selling your home, evaluating an investment property, or deciding whether to sell a property you’ve inherited.
