August was a little quieter—but that doesn’t mean the market is weak. 👀

📉 Fewer active listings
📉 Fewer new listings
📉 Fewer homes sold
📈 Average sold price increased
📉 Average list price dipped just slightly
⏱️ Days on market increased by only a couple of days

The takeaway? Buyers have fewer homes to choose from, while sellers are still seeing strong prices.

And as always, the big picture is important—but real estate is LOCAL. What’s happening in St. Johns County can look very different from the national headlines.

The St. Johns County real estate market 📈 experienced a tighter supply and faster pace this July, alongside shifting pricing dynamics. Here is a snapshot of the key stats:

Active Inventory: 🔻 Down — Available home options narrowed across the county.

New Listings: 🔻 Down — Fewer sellers entered the market compared to prior periods.

Sold Units: 🔻 Down — Overall transaction volume slowed down.

Average Sold Price: 🔺 Up — Closed sales commanded higher overall prices.

Average List Price: 🔻 Down — Initial asking prices were adjusted lower to align with buyer expectations.

Average Days on Market: 🔻 Down — Well-positioned properties sold faster once listed.
