Historic Springfield is Jacksonville's oldest neighborhood — and one of its most misunderstood opportunities.
People have been calling it "up and coming" for two decades. What they often miss is that the coming part is largely done. The Victorian streetscape is intact. The walkability is real. The proximity to downtown, to major healthcare systems, and to Jacksonville's corporate core has always been there. What is arriving now is the infrastructure layer that makes all of it visible to a much larger audience: Pearl Square and a new Publix, the Emerald Trail expansion, Riverfront Plaza on the St. Johns, and the Sports Complex redevelopment — all permitted, funded, or already open.
In this piece, I explore what it takes for a historic neighborhood to cross the threshold from overlooked to sought-after, why Springfield is now, in my opinion, checking every box, and why the window to acquire something truly significant there at a price that reflects today's conditions rather than tomorrow's is narrowing.
I also tell the story of one specific building — a five-unit, 1906 brick asset on West 2nd Street with a 2,288 SF penthouse, four oversized executive flats, in-unit laundry throughout, and a rear amenity yard that no new construction in this neighborhood could replicate.
