Trying to decide what is worth fixing before you list?

Start with the things that show up in photos, feel off during a showing, or raise questions in inspection. If it leaks, sticks, stains, or looks unfinished, it usually belongs at the top of the list.

• roof age and remaining life
• wind mitigation details that may affect insurance
• flood zone, elevation, and any water history
• cast-iron drains or older plumbing materials
• real insurance quotes, not rough guesses
