One weekend, two buyers, and two homes under contract! 🏡

One couple found their home away from home in Fernandina Beach. They’ve been staying in the area every month, so they decided it was time to stop paying to vacation and start being paid to vacation. 😂 A quarter acre, minutes from everything Fernandina has to offer, and a place they can enjoy when they’re there and generate income when they’re not.

Then we found another wonderful family a home that puts them right between their family in St. Johns County while still being close enough to bike to the neighborhood amenities.

Two completely different buyers with two completely different goals, but both found a place that made sense for them.

I love getting to be a small part of these moves and seeing how differently everyone uses real estate to fit their life. 🏡

September in Florida means we’re officially entering the season of pretending it’s fall while still sweating on our walks. 😂

But honestly, I’ll take it. There’s something pretty great about getting outside, enjoying the sunshine, and calling North Florida home.

A Jacksonville company you've probably never heard of just filed to turn an office park into a billiards destination. 🎱

Predator Group, the pool cue company that's been making cues in Jacksonville since 1994 wants to convert 3 buildings inside Liberty Business Park on Southside Blvd into "On Cue": billiards lounges, a full-service restaurant, a bar, and retail selling their own cues, tables and accessories.

This isn't a random pivot either. Predator's CEO has been running the Predator Pro Billiard Series at the Hyatt Regency Jacksonville since last year, so this looks less like a one-off and more like the brand building its own home turf.

No new construction, just a full interior reimagining of an existing office building. The Planning Commission already voted 8-0 to recommend it, and it heads to City Council on September 8.

Big news for Beachwalk: St. Johns County just issued a $10.5 million building permit for the Compass Hotel by Margaritaville, the four-story, 111-room hotel planned on the community's 14-acre Crystal Lagoon.

Here's what's actually happening:

The hotel sits on a 4-acre site within Beachwalk, the 1,200-acre master-planned community off CR-210/CR-201 between I-95 and US-1. It's being built by a joint venture between PEBB Enterprises and Falcone Group, the same group behind Margaritaville Orlando Resort.

Alongside the hotel: up to 68 short-term "cottage" units will ring the lagoon, run directly by Margaritaville. No Airbnb/VRBO listings allowed, no timeshares, and no stay longer than 3 consecutive months.

This has been years in the making, first announced back in 2022, with county commissioners approving the expanded room count in a close 3-2 vote in late 2024. Permits started moving through the county last fall, and this week's building permit is the milestone that means construction is actually next.

No completion date yet, but this is a big signal for what's coming to northern St. Johns County. If you're eyeing Beachwalk or anywhere near CR-210, this is the kind of growth that tends to move home values, happy to talk through what it means for buyers or sellers in the area.

House of Coffee is officially getting closer to opening, and today we got to do the FIRST POUR. 🙌🏼

And can we talk about this space?! The library-inspired design, the coffee bar, the cozy little details… it’s giving your new favorite place to grab coffee and stay awhile.

And the menu?! 👏🏼

Espresso, lattes, cappuccinos, cold brew, matcha, chai, cortados, hot chocolate… plus croissants, muffins, scones, savory bites, gelato and more.

Basically, come for the coffee… stay because you ordered a gelato and suddenly it’s been two hours. 😂

House of Coffee officially opens August 29th in Ponte Vedra and I cannot wait for you to see this place in person.

I’m lucky enough to be an equity owner in this little gem, and Herron Real Estate will also have an office here, so yes… I’ll have a very good excuse to be hanging around drinking coffee. 😉

Another family is headed to the Sunshine State! ☀️🌴

We looked at what felt like every townhome in SilverLeaf, Shearwater, and Durbin before finding the one. In the end, they decided a brand new Taylor Morrison home in SilverLeaf was the perfect fit. 🏡✨

The coolest part? I helped her sister move to Florida last November, her mom buy an investment property in December, and now it's their turn. I seriously love getting to help entire families make Northeast Florida home.

So excited for this next chapter and can't wait to hand them the keys later this year! 🔑💙
