Damaged shingles from siding installation, just plain incorrect roof framing, shingling, flashing, weatherproofing, then it left wet drywall inside due to the previous rain and lack of diverter...oh yeah, amd improperly secured siding that VOIDS THE MANUFACTURERS WARRANTY...

When you hire me to inspect the home you are under contract to buy, you should understand that I don't care if you buy the home or not. I only care that you understand the condition of the home that you are buying and it's components.
It's never my business to know whether or not you're buying this home as a rental property to make a passive income or whether you're buying this to be your forever home for you and your children.
You might be buying this home as an Investment property and you plan on flipping it. You might plan on hiring contractors to come in and give you estimates to have different things done to upgrade the home. As long as you understand the condition of the home you're buying at the time of inspection, I am content that my job was done.
I make sure that all of my clients are aware that I have time to speak with each and every one of them if they ever have questions regarding the home inspection reports that i've given them.
If you want your home inspected by a quality inspector who has over twenty years in residential construction in eastern North Carolina plus five years in fire/water/mold mitigation and restoration, then call me for any inspection at any stage of the build for new construction, existing homes of any age.

This goes against the installation instructions put out by the VSI. The Vinyl Siding Institute. Certainteed Siding manufacturers recommend installation following the VSI instructions. Nailing through the weepholes and face voids the warranty. Over time, the siding will crack around the nails. I see it when it's newly built, and I've seen it after 10 years. I'll post a picture in the comments of what happens over time.
The builder will "stand by their product" for 1 year. The damage will take several years to show up. Why not do it correctly the first time?! All it takes is a vinyl hole punch and undersill behind the siding.
