Wake up, it’s time to say, “I do,” to hoMeownership! 👰🏻‍♀️

Your car is full of boxes (and your dog!) and you’re reAdy to publicly declare your love and commiTment for your home.

It’s officially closing (ceremony) time! 💍 Only this time, there’s no need to wear a long white dress! Comfy shoEs and a hoodie will do, because everyone knows as soon as you’re done signing 500 million papers, you’re off to unload moving trucks!

This is a great time to ask the sellers questions about the house and the neighboRhood, like are there any dog walkers in the neighborhood they trust? Who could you call if you need a handyman? That sort of thing!

Then it’s *finally* party tIme! Your reception will consist of you popping the champagne on the porch 🍾 and turning on your favorite playlist in the kitchen as you unbox dishes and set up your new bedroom!

I always refer to the first year in your house as the honeymoon phase. Everything is fun and the little quirks in the house are considered charming. My hope is that your love for your home lasts severAl years, but unlike a marital commitment, most relationships with homes aren’t destined to be together forever.

When life happens and your home needs change, I’ll be right here ready to help you find someone new to love your home and search for a new pLace for you to make memories in!

PrepaRing for the bIg day (CLOSING!) can be stressful, but when you have A professional on your side, you’re much more Likely to say, “I do” to the one for you without cold feet or overwhelm!

The next step towards popping the champagne on Your new front pOrch is to get prepared!

I compare this to your bridal shower. You need to start gathering everything you need for yoUr new home!

Even if you Already live on your own, each house has it’s own needs. For example, maybe youR current house has glass shower doors but your new one requires shower curtains! Or maybE you’re in an apartment but your new home has a yard to care for.

Here’s my hot tip: just like you register for your bridal sHower, consider registering for your new hOme!

This can help keep you get organized (and only buying what’s necessary).

I know I’m not the only one who has left Target (okay, every time) with things I don’t need!

Next is the ultimate kickoff to the celebrations: the bachelorette party (new hoMeowner Edition).

Call your girlfriends, it’s time for the pre-clOsing day Target run!

Picture this: you pull up to Target in a white stretch limo and head straight to the home section!

As we look at each possible match and you ask youRself these questions, it will eventually become clear which home is the one for you! That’s when it’s time to propose!

MakinG an offEr can be a scary sTep, but it’s a lot easier when you know it’s the one for you (and when you have a pro on your side walking you through each step like I aM!)

Some negotiAtions are possible but I’m sure it won’t be long until the seller says, “Yes, yes, a thousand times yes!” and you aRe officially under contRact!

All the single ladies! (and every other lady!) ⬇️

You know how when you’re single, everyone tries to set you up with somebody? 💘

And they don’t even try to get to know you…they just look at you and think “She’s single, he’s single, that should do it!”

I can’t tell you how many bad blind dates I’ve been on (if you’re on my email list, you’ll learn this month all about some of my bad dates!)

If you’ve been burned by someone who tried to play matchmaker, my hope is that this series restores your faith in matchmaking…at least when it comes to setting you up with the perfect-for-you house!

If we haven’t met, I’m Tylar, your Eastern NC home matchmaker.

I call myself a matchmaker more than a real estate agent because my whole business is rooted in relationships.

Swipe to learn what lifestyle marketing is! Then read the caption to learn how to apply it to your listing!

Lifestyle marketing is the one thing that can make your home stand out among the rest, because most agents don't use this strategy!

Here's how you can apply lifestyle marketing to your listing.

First, I help my clients make a Top 10 List to give to anyone considering their home. These are the top 10 reasons you love your home. Think *beyond* the quartz countertops...tell future buyers something they may not realize about your home after just a 30 minute showing. Things like...

+ the bike path that's easy to get to

+ the deer you see every morning at dawn

+ the neighborhood parties every summer

+ the memories you made hanging out in the backyard as a family

Then, find a creative way to feature these things in your photos and during showings.

Consider putting together a basket next to your garage door with bike helmets and extra water bottles in.

Set up a cozy nook next to a window with a chair and throw blanket, book, and coffee mug so buyers can picture themselves having their early morning coffee in that spot.

Set out a corn hole and a hammock next to a fire pit in the backyard.

These seemingly small touches make a BIG impact on potential buyers!
