Thinking about buying a home but not sure how to apply for a mortgage?
The process is usually simpler than most people expect.

The first step is gathering a few important documents, including:
• Photo ID�• Recent pay stubs�• Bank statements�• W-2s or tax returns�• Employment information
Once you have those ready, you’ll complete a mortgage application and authorize the lender to review your credit.
After the lender reviews your credit and the documents you’ve provided, they’ll be able to give you a better idea of how much home you may qualify for. Having that information upfront can make your home search much more focused and efficient.
My biggest tip? Get organized before you apply. Having your documents ready can help the process move more smoothly and may prevent unnecessary delays along the way.

One of the questions I am occasionally asked is whether professional photos are really necessary.

The answer is yes.

Professional photography is one of the building blocks of effective real estate marketing. It is often the very first impression a buyer has of your home, and that first impression can determine whether they schedule a showing or continue scrolling to the next listing.

Sure, I could come over and snap a few decent photos (and I have had to in a hurry and they were ok) but that’s not why you hired me. You hired me to guide you through the process, provide expert advice, and market your home in the best possible way.

Professional photos are not an upgrade or a luxury. They are the minimum standard. My job is to showcase your home at its absolute best, highlighting its features, creating interest, and attracting qualified buyers from the moment your listing goes live.

L is for Listings

Putting up signs.
Photos.
Open houses.

Those are the things most people see.

But honestly, the biggest part of being a listing agent happens behind the scenes.

It’s walking a listing and maybe w**d eating on a random Thursday because the yard needs a little extra love before the appraisal.

It’s checking the house before an inspection to make sure the little things are taken care of. Think Lightbulbs and Leaks.

It’s changing locks, meeting contractors, reviewing estimates, and helping coordinate all the moving pieces that have to come together before a home ever hits the market.

It’s keeping an eye on new construction, watching the progress, asking the questions, and making sure my clients know what’s happening every step of the way.

It’s walking through before the buyers right before closing to make sure that buyers agent isn’t going to call with an issue at final walk.

Real estate is so much more than a sign in the yard.

It’s the details. The problem solving. The little things people don’t always see. And those are often the things that make the biggest difference.

Let’s talk about F word… Foreclosure.

Life happens. Sometimes a job changes, an illness comes up, a divorce happens, or expenses pile up faster than expected. Before you know it, you’re a few months behind on your mortgage and the lender is no longer accepting payments.

What can you do? Panic? Give up? Ignore it?

None of those are the right answer.

If you find yourself in this position, call me. Let’s talk about your options. There may be solutions available that help protect your equity, your credit, and your future. And no, that doesn’t automatically mean selling your home.

The most important thing is to act early. The longer you wait, the fewer options you may have. There are often resources, programs, negotiations, and strategies that can buy time and create opportunities to find the best path forward.

Today, we were able to help another homeowner stop the spiral before it was too late, giving them the chance to breathe, evaluate their situation, and make a decision that works for them.

My brain hurts a little tonight so I thought I’d Ted talk for a moment.

Let’s talk about agency. What is it?

Agency is created when you hire someone to work on your behalf. In real estate, that means you are entering into a relationship with a professional who has a fiduciary duty to you. Their job is to represent your best interests, provide guidance, protect confidential information, and help you navigate what is often one of the largest financial decisions you will make.

Whether you are buying or selling, agency is more than just opening doors, showing homes, or putting a sign in the yard. It is about advocacy, loyalty, disclosure, confidentiality, obedience to lawful instructions, reasonable care, and accountability throughout the process.

Understanding who represents whom is one of the most important parts of any real estate transaction. Before you sign anything, make sure you understand the relationship, what duties are owed to you, and what level of representation you will receive.

You can absolutely sell your home yourself, and a lot of people do.

It’s really just worth going in with a clear picture of everything involved. Pricing it right, marketing it, managing showings, negotiating offers, handling inspections, and keeping everything on track through closing. None of it is out of reach, but it does take time and energy, and the process can get complicated in ways that aren’t always obvious upfront.

It’s officially hurricane season.

For those of us along the Carolina coast, that’s not meant to create anxiety, but it is a good reminder that preparation is always easier before a storm is on the radar.

A few things to know:

Have a plan. Know where you would go if an evacuation were ordered and how you would communicate with family members if cell service becomes limited.

Check your supplies now. Water, nonperishable food, medications, pet supplies, batteries, flashlights, and phone chargers are much easier to gather before everyone else is looking for them.

Review your insurance coverage. Understand what your policy covers, what your deductibles are, and keep photos or videos of your home and belongings for documentation purposes.

Take a look around your property. Trim overhanging branches, secure outdoor furniture, and make note of anything that could become a projectile in high winds.

Keep important documents in a safe, accessible place and consider digital backups of anything you would hate to lose.

If you have a generator, now is the time to test it, service it if needed, and make sure you know how to operate it safely.

Most importantly, pay attention to trusted weather sources and local emergency management updates. Preparation is not about expecting the worst. It’s about giving yourself options and peace of mind if a storm does develop.

As with most things, the best time to prepare was yesterday. The second best time is today. Stay safe, stay informed, and here's hoping for a quiet hurricane season.

Staff update:

Hootie has officially tipped the scales at just over 3 pounds. His current job description seems to consist primarily of snacks, naps, and occasionally pretending to work between the two. He has also made it very clear that continuing education classes at 6 p.m. are not necessarily his jam.

Truthfully, all this little kitten has done is bring a team together and make everyone's day a little sunnier.

I'm not sure what the future holds for Hootie and his office career. We all know there will probably come a day when his daily commute comes to an end. The problem is, he's making it awfully hard on everyone. He seems convinced that his responsibilities include supervising from the window while perched on his makeshift tree, napping curled up on the office bench, and greeting the kids who stop by after school.

For such a tiny employee, he's managed to become a pretty important part of the team.
