There’s something special about watching somebody go from wondering “Can I really do this?” to standing inside a home with their name on it and keys in their hand. 🏡🔑

Tommy trusted me to fight for him, negotiate for him, work through the repairs, protect his money and stick beside him all the way to the closing table. And yesterday, he became a FIRST-TIME HOMEOWNER. 🥹

I tell people all the time, I don’t just want to sell you a house. I want you to understand what you’re buying, protect your coins, and walk away feeling like somebody was truly in your corner.

And when a client takes the time afterward to say “I couldn’t have gotten it without you”… whew. 🥹 That’s the part that means more to me than they probably realize.

Real talk, Jax. 🗣️ The appraisal game changes on November 2nd, and I'd rather you hear it from me than find out mid-deal.

Fannie Mae and Freddie Mac are switching every conventional appraisal to a new reporting system called UAD 3.6. Think of it as the appraisal going from a snapshot to a full photo album. 📸

Here's the tea: ☕

💜 Your home's value isn't being calculated differently. The report is just getting a lot more thorough.

💜 Appraisers will be digging deeper into condition, updates, and those "we'll get to it later" projects.

💜 Expect a learning curve. Some reports may take longer and cost a little more while the industry catches up.

💜 FHA, VA, and USDA loans are on their own schedule. This one's hitting conventional loans first.

So what do we do about it? 👇🏾

🏡 Selling? That leaky faucet, the missing trim, the permit you never closed out? Handle it now. Your home is about to be seen in HD.

🔑 Buying? Don't write a contract with zero wiggle room. A little extra time goes a long way right now.

📈 Investing? Rehabs and distressed deals will get documented in detail, so run your numbers like the appraiser's already standing in the kitchen.

Another closing, and I’m just sitting here grateful. 🥹🏡🔑

One of my goals this year was to really pour into first-time homebuyers and help people understand that buying a home can be so much bigger than just getting the keys.

It’s about equity. It’s about having an asset. It’s about eventually being able to use that equity, invest again, buy a rental, flip a property, or just start building something for yourself and your family.

And y’all have shown OUT this year. 😂❤️

I’ve had first-time homebuyers, first-time investors, rental properties, boarding homes, flips… and it has been BEAUTIFUL watching people go from “I’m thinking about it” to actually owning something.

Every single time somebody chooses me to walk them through that process, I’m honored. For real.

Thank you to everybody who has trusted me, referred me, called me, texted me, shared my name, or sent somebody my way. I never take it lightly.

We still have some year left, so I’m trying to close 2026 out STRONG. 💪🏾

🥹🥹🥹 Okay, this one got me.

I’m usually the one making jokes and cutting up, but I genuinely don’t know what to say besides thank you.

Being recognized for production is always amazing, but being recognized for developing trust, demonstrating initiative, and delivering expertise hits a little different. Those are things I truly try to bring into every transaction, every client relationship, and everything I do in this business.

🎉 JUST CLOSED — and this one hits different. 🎉

She came to me thinking homeownership just wasn’t in the cards for her. Between rent, a mold-infested apartment that kept making her baby sick, and burning money on an Airbnb just to keep her family safe — she was surviving, not living.
