Tami Simon, Realtor

Tami Simon, Realtor Where Passion Meets Experience My hometown is Albany, Georgia, and I grew up as the daughter of a small real estate developer and entrepreneur.

My Dad was heavily involved in real estate, beginning his career by owning his own mortgage company, then branching out into real estate brokerage, and eventually constructing homes, apartments, complexes, and condominiums. At the age of nineteen, I received my Georgia Real Estate license, but with my Dad’s untimely death eight years later, I was unable to accomplish my dream of someday working at

his side. I received my Bachelor of Science in accounting and passed the CPA exam while working for a public accounting firm in Macon, Georgia. After five years in public accounting, I was hired as a tax analyst specializing in fixed assets for an international healthcare corporation. I left the corporation as a tax manager and moved to Jacksonville with my son, Taylor, in 1996. After working for a builder, I chose to return to the real estate field. After several years of working for different real estate companies, I was invited by the Queen’s Harbour Real Estate sales office to be their only listing agent. My primary duty was to secure listings, market them for sale, and communicate all relevant information with the sellers. My marketing and interpersonal strengths benefit homeowners in helping them achieve their goal of selling their home. As I’ve always been told, “The best prediction of the future is the past.” During the three years I worked with the developer and Queen’s Harbour sales team, I listed over 150 properties, which were subsequently sold by the sales team. In 2004, I left Queen’s Harbour Real Estate and chose to work with RE/MAX International because of its founding principle that quality service begins with quality associates. After more than three years learning various marketing and leadership skills from a highly recognized and respected real estate organization, an opportunity of great desire became available. In June 2007, along with two other partners, we acquired the Queen’s Harbour Real Estate Company, and I became the company’s broker and eventually its sole owner. The years 2013 – 2020 were busy yet exciting years as I embarked on a new opportunity in the ownership of three RE/MAX franchises. The companies experienced significant growth and thrived until Covid-19 impacted us all, after which we closed or sold the locations. It was at that time that I decided to focus my business on WaterMarke Realty Group and the relationships I had developed from previous transactions, while helping other full-time agents build their businesses. Additionally, I own WaterMarke Management Group, which has been in business since 2007 and excels in property management. Both companies place a high priority on customer service and offer the professional attention deserved by both sellers and buyers, as well as owners and tenants. When not busy with my career, my husband and I enjoy traveling, fine dining, and spending time with friends. And, like most animal lovers, our Rhodesian Ridgeback, Baron, takes center stage and accompanies us to the office daily.

It is rarely just the features.

It is how the space feels, how it flows, and whether you can picture your life there.

Buyers often know within minutes when something clicks.

That is why presentation matters so much.

The goal is to create a space that feels inviting, effortless, and easy to say yes to.

Trying to time the market perfectly rarely works.

What matters more is your personal timing, your financial readiness, and your long term goals.

There will always be headlines, predictions, and opinions.

The right move is the one that aligns with your situation, not just the market noise.

Clarity leads to better decisions than waiting.

Clean lines, natural textures, and neutral palettes continue to dominate modern home design.

Buyers are drawn to spaces that feel calm, functional, and timeless rather than overly styled.

Think warm wood tones, soft lighting, and open layouts that create flow.

Design should enhance how a home feels, not distract from it.

Simple, thoughtful choices always win.

Natural light is one of the most underrated features when it comes to home value and buyer appeal.

Bright, open spaces tend to feel larger, cleaner, and more inviting. It creates an emotional connection the moment someone walks in.

Simple upgrades like lighter paint colors, updated window treatments, and clean glass can make a noticeable difference.

Homes that feel good tend to sell better.

Light is not just aesthetic. It is strategy.

Scrolling listings is easy. Making a move requires clarity.

Buyers who succeed in today’s market know their budget, their priorities, and what they are willing to compromise on.

Waiting for perfect can lead to missed opportunities.

The goal is to recognize the right home when it shows up and be ready to act.

Preparation turns interest into ownership.

A balanced market is when neither buyers nor sellers have the upper hand.

Homes are priced fairly, negotiations are more reasonable, and deals tend to feel more stable.

This creates opportunities on both sides. Buyers can move thoughtfully, and sellers can still achieve strong results with the right strategy.

Understanding the current market helps you move with confidence instead of guesswork.

Not all upgrades are created equal.

Kitchens and bathrooms continue to deliver strong returns, especially when done with clean, modern finishes.

Energy efficient updates, fresh paint, and functional layouts also stand out to buyers.

The goal is not to over renovate. It is to improve the home in ways that make it more appealing and usable.

Smart updates attract stronger offers.
