If I was moving to Springfield in 2026, this is the home I'd buy - and here's why.

Most Springfield homes don't have a real garage. This one has a climate-controlled two-car garage with a storage loft above it. Most don't have bonus space out back. This one has a fully insulated 12x14 studio with electric and its own covered porch - use it as a home office, an art studio, or set it up as a rental. And most don't have a ground-floor bedroom and full bath you can close off completely from the rest of the house.

Those three things alone are hard to find separately in this neighborhood. Finding them together doesn't happen.

A 1948 Murray Hill bungalow is about to hit the market - and I want to make sure people know about it before it does.

It's National Preservation Month - so I'm sharing some of my favorite historic home details I've photographed over the years here in Jacksonville. 🏡

While I sell all over NEFL, I specialize in historic homes across Jacksonville's historic districts, and after 20+ years of walking through these houses, this is the stuff I never get tired of. These details aren't from any one home - they're little pieces of craftsmanship that make an old house an old house. Most of them can't be recreated today, no matter the budget. Here's what I love about each one:

1. An original built-in butler's pantry - glass-front uppers, working drawers, and period style hinges and cup pulls it had over 100 years ago, built right into the wall.

2. A wood mantel with its original cast iron firebox and green glazed tile surround - three different materials, all original, all made to go together.

3. A clawfoot tub with brass cross handles - cast iron with a porcelain coating, which is why these last for generations and can be re-glazed instead of tossed.

4. A solid marble mantel with an arched opening and a carved center keystone - real stone, not painted wood made to look like it, with veining no two are alike.

5. A 5-foot burled pine pocket door that slides into the wall - burl is the wild swirling grain a tree makes when it grows a knotty bump, and nobody mills doors like this anymore. (This beast is mine)

6. Original leaded stained glass - the colored center is hand-rolled and every piece is held by hand-bent lead came, the kind of thing a builder will never put in a new house.

7. A built-in breakfast nook with paneled bench seating tucked under an arched opening - a cozy spot built into the house, not furniture you can buy and move.

8. An inlaid wood floor border - different wood tones cut and fit by hand into a pattern, basically artwork you walk on.

9. And the homes these details live in - like this blue Queen Anne with its turret, metal roof, and full rocking-chair porch. This is what we're preserving.

6202 Lake Tahoe Drive found its buyer - and honestly, it was a great fit. End unit tucked into the back of The Lakes community, single story, wood-burning fireplace, wooded views off the back patio, and an HOA that covers the roof, water, and exterior maintenance. At $159,900, it made a lot of sense.

If you've been on the fence about buying, this is a good reminder that the right home at the right price doesn't sit around forever. The process is more straightforward than most people think - you just need to take it one step at a time.

Jacksonville doesn’t have a ton of mid-century moderns but the ones we do have are also always stunning and fun to see. I got to start my day off with this beauty in w/a pool to boot!

The furniture was just as beautiful and ther collection of went beyond this lounger. I will post them all tomorrow as they deserve their own highlight.
