Thursday, the farm had guests.

Master of Architecture students from the University of Florida walked the pastures, the orchard rows, and the edges of the canopy at Congaree & Penn — the first day of a new collaboration with JaxLab, the Jacksonville studio that is their home this year.

The studio’s focus is one we share: sustainability, regenerative design, and a built environment that answers to the land instead of the other way around. Over the coming months, the students will take up many corners of the farm as subjects for further study — and we can think of no better partnership to hope for than one that asks how we build here, on ground like this.

Our thanks to the Sky Institute, and to Julia Sanford and her team whose passion & commitment made this happen.

Claim No. 4 begins the way the best places do — slowly. You come in beneath a line of oaks that have been standing a hundred years, and then the land opens: a thousand feet of pasture, unhurried, ground made for horses or a pond of your own design.

At the far end, the canopy receives you again. This is where a home might settle — and not just one building. A house, a dependency, a barn set easy in the shade, arranged the way a farmstead has always arranged itself. Behind it, Cary State Forest. Nothing past your line but trees that belong to no one.

Open at the front. Private at the heart. Wild at the back.

This is the farm within the farm — a place you don’t decorate your way into, but earn, season after season, simply by being here.

At The Eleven, we don’t think of Agrarian Revival as an architectural style.

We think of it as a return.

Big news from the farm.

We’re incredibly honored to share that Congaree & Penn has been selected as Southern Living’s newest Inspired Community—and we’re proud that The Eleven is part of this remarkable story.

From the very beginning, The Eleven was never envisioned as another collection of homesites. It was imagined as a place where life is measured by the changing seasons, where the land shapes the architecture, and where every family has the opportunity to become a steward of something much bigger than themselves.

Southern Living captured that vision beautifully, describing a community built inside the farm—not simply beside it. That distinction means everything.

Each of the eleven 10-acre Claims offers the chance to plant roots, cultivate the land, gather around the table, and create a legacy that will endure for generations.
