What a beautiful journey this has been.

This charming 2-bedroom, 2-bath end-unit townhome with a one-car garage, screened porch, and low HOA found the perfect cash buyer, and we closed in just 24 days!

Jeannie was an absolute team player through every step of the process. She worked so hard, stayed positive, and brought everything together beautifully. Now she gets to begin an exciting new chapter in a 55+ community down south, closer to family, and I could not be happier for her.

Feeling extra grateful today.🥹

Helping Jim sell his longtime home and settle into his next chapter was such a joy. He had a beautiful, spacious home, over 3,000 square feet, and it was time for him to downsize and start enjoying the ease of life in a 55+ community.

Jim was truly wonderful to work with. He kept his home in perfect showing condition, stayed flexible throughout the process, and trusted me to guide him through both sides of the journey, selling and buying. That kind of teamwork makes such a difference.

🏡 Northeast Florida Market Update | May 2026

The Northeast Florida housing market continues to shift, and we're seeing buyers and sellers adjust right along with it.

Here's what happened across our market in May:

✔️ Median sales price increased to $410,000, up 6.1% from a year ago
✔️ Homes are still selling relatively quickly with a median of 31 days on market
✔️ Sellers received an average of 97.9% of their asking price
✔️ 14.1% of homes sold above list price
✔️ Median price per square foot increased to $213

At the same time:

⬇️ Pending sales declined 31.6% compared to last year
⬇️ New listings were down 8.3%
⬇️ Closed sales decreased 4.6%
⬇️ Affordability continues to impact buyer decisions

So what does this mean?

We're no longer in the market where every home receives multiple offers in a weekend. Today's buyers are taking their time, comparing options, reviewing insurance costs, evaluating condition, and making thoughtful decisions before moving forward.

The good news?

Well-maintained, properly priced homes are still attracting attention and selling every day.

I'm continuing to see serious buyers show up, negotiate fairly, and move quickly when the right home hits the market.

Success in today's market comes down to pricing strategy, presentation, communication, and patience.

Some days in real estate fill your heart right back up. 🥹

I met Sam over 7 years ago when I helped her sell her home. Over time, she became more than a client, she became a friend.
