Hello, my name is Edd Cobb,

I am the founder and owner of Superior Inspections. I started Superior Inspections to assist home buyers in making educated and enlightened decisions about the home they are looking to purchase. After 20 years of construction management and owning my own remodel business, I decided it was time to help home buyers avoid some of the pitfalls that I had seen people get into when they purchased a home. My experience in building homes from the ground up, and also taking them apart and rebuilding them to a higher standard, gives me a greater understanding of what to look for in an inspection. My instructor at American Home Inspectors Training, where I received my certification, said to me “Edd, you know far more about the workings of a home than I ever will, I am going to teach you the inspection process.” I consider that a great compliment from an inspector who has done thousands of home inspections and has trained hundreds of home inspectors. Many lenders require a foundation certification when purchasing a manufactured home, and attached porches, decks, or steps can create a problem.

Manufactured homes are not designed to carry additional structural loads from site-built additions. Porches, decks, and steps should be independently supported and free-standing so they do not transfer loads to the home.

In this example, the deck was attached directly to the manufactured home, altering the original engineered foundation conditions and preventing certification until properly addressed.

Small detail. Big impact on a real estate transaction.

On manufactured home properties, guy wires help stabilize power poles carrying overhead electrical service. When a guy wire is damaged, loosened, or cut, the pole can begin to lean, changing overhead line clearances and potentially creating a serious electrical safety hazard.

We sometimes find these wires severed because they were in the way of mowing or yard maintenance. They may look like an inconvenient cable, but they serve an important structural purpose.

If it’s attached to a power pole, don’t cut it. Have damaged or compromised guy wires evaluated by the appropriate utility provider or qualified electrical professional.

Another reason a thorough property inspection goes beyond just the home.

Identifying what caused it is what determines the proper treatment.

When live WDOs are found, our inspectors examine the insect’s anatomy and other evidence to help identify the pest as accurately as possible. That matters because different termite species require different treatment methods.

Subterranean termites typically require soil treatments or baiting systems, while drywood and dampwood termites generally require different treatment approaches. Fumigation that may be effective for drywood termites is generally not an effective solution for subterranean colonies in the soil.

That’s why proper identification comes before treatment recommendations.

We were asked to leave a new construction inspection after the builder disagreed with being held accountable for damage, defects, and workmanship issues left behind by their subcontractors.

When you're spending hundreds of thousands of dollars on a brand-new home, you shouldn't be expected to accept sloppy work and say thank you.

Your inspector should represent your expectations, not the builder's.

At this inspection, we found AC supply vents completely covered by drywall in not one, but TWO bedrooms.

Apparently, the drywall crew decided air conditioning was an optional upgrade.

This is exactly why new construction homes still need independent inspections.

At this Northeast Florida home, we found live termites inside a dead tree stump near the foundation. The home has masonry block exterior walls, but termites only need a small pe*******on or concealed pathway to reach interior wood framing.

Keep dead trees, stumps, scrap wood, and other wood debris away from the home whenever possible. A little maintenance now can help prevent a much bigger problem later.

At this new home inspection, we found a leaking irrigation system already eroding soil near the foundation, along with a leaking water heater.

A professional inspection can catch problems early, before they become expensive repairs.
