Hello, my name is Edd Cobb,

I am the founder and owner of Superior Inspections. I started Superior Inspections to assist home buyers in making educated and enlightened decisions about the home they are looking to purchase. After 20 years of construction management and owning my own remodel business, I decided it was time to help home buyers avoid some of the pitfalls that I had seen people get in

to when they purchased a home. My experience in building homes from the ground up, and also taking them apart and rebuilding them to a higher standard, gives me a greater understanding of what to look for in an inspection. My instructor at American Home Inspectors Training, where I received my certification, said to me “Edd, you know far more about the workings of a home than I ever will, I am going to teach you the inspection process.” I consider that a great compliment from an inspector who has done thousands of home inspections and has trained hundreds of home inspectors. Florida attics are brutally hot this time of year, but that's where hidden defects often live.

During this inspection, I found a damaged engineered roof truss that had been improperly repaired. Engineered truss repairs should be designed by a licensed engineer to ensure the truss can safely carry its intended load.

Sometimes the most important findings are hiding overhead.

Not all shingles age at the same rate.

One of the most common roofing maintenance items we see during inspections is worn hip and ridge shingles while the architectural shingles on the main roof slopes still have years of service life remaining.

Hip and ridge shingles take a beating from Florida's sun, wind, and weather because they're installed at the highest and most exposed portions of the roof. It's not unusual for these shingles to show significant wear long before the rest of the roofing system reaches the end of its lifespan.

Regular roof maintenance isn't just about looking at the field shingles. Paying attention to hips, ridges, flashing, and roof penetrations can help extend the life of your roof and prevent more costly repairs down the road.

Most people know me as a home inspector, but when I'm not crawling through attics and inspecting homes, I'm also studying Entomology and Nematology at the University of Florida.

One thing we've always believed at Superior Inspections is that growth never stops. Continuing education helps us better serve our clients, expand our knowledge, and prepare for the future.

This next chapter of education is helping lay the foundation for a future pest control division under the Superior Services family of companies. Exciting things are ahead, and I'm grateful for the opportunity to keep learning while serving our community.
