realMLS September 2026 Housing Data

September 2026 recorded 2,155 closed sales, a 9.3% decrease from August and 10.6% lower than September 2025, reflecting a continued slowdown in sales activity compared to both last month and last year. The median sales price was $360,000, up 1.3% month-over-month and 2.6% year-over-year, showing continued strength in home values.

The median price per square foot came in at $198, a 0.5% decrease from August and 0.5% lower than September 2025, reflecting relatively stable pricing on a per-square-foot basis.

Homes spent a median of 39 days on market, up 14.7% from August but 7.1% lower than September 2025. While homes are taking longer to sell than they did last month, the median time on market remains below this time last year.

Active inventory totaled 9,171 listings, a 3.6% decrease from August and 18.0% lower than September 2025. Meanwhile, new listings totaled 2,952, a 6.3% decrease from August and 8.0% lower year-over-year, indicating fewer new properties are entering the market.
