When selling a home, it’s important to disclose to potential buyers anything you are aware of in your home that could seriously affect their future as home owners of your property.

If you are aware of defects with the roof, appliances, or home in general, it's good to be honest and upfront. If you are aware of defects, whenever possible, fixing them before putting the property on the market is best. This can avoid potential issues once your home is under contract, after inspections, and even years after you have sold your home.

Jamaica is growing! The notorious neighborhood in Queens is having a moment. New high-rise residential buildings, as well as a few hotels and smaller mixed use developments are taking shape in the sky.

One particular property on the rise worth noting is 92-23 168th Street. With plans filed by Omni New York, a development company co-founded by former New York Mets first basemen Mo Vaughn, the 400 apartment, 23 story tower would be a mixed use project. In addition to nearly 400 apartments, there will also be 61,000 SF of retail and 19,000 SF of community space.

Should you renovate before listing your New York City property?

The short answer is yes. The long answer is no. The short answer... yes, you should "renovate" in the sense that you should handle any repairs that may arise in an inspection. A fresh coat of paint on the walls will give your property an added something when listing. But major renovations like a kitchen gut job and bathroom overhaul, no. The truth is, it's very difficult to get a positive return on investment from major renovation costs.

However, if you plan to live in the property for a few more years and then list your home, you have some time to enjoy your newly renovated home and the property will have most likely increased in value.

Fresh fruits and vegetables, homemade bread, artisan cheese, local honey... it can all be found at the farmers market.

The Astoria Farmers Market was a long standing request from locals, but the wait is over. Starting April 16th at 1 PM, and continuing every Saturday into the Fall, the Astoria Farmers Market is here to keep Queens residents well fed.
