Another week, and unfortunately not much good news for the housing market. Rates remain a challenge, the Fed raised rates again, and we’re still not seeing the kind of shift buyers and sellers have been hoping for. Our local market continues to move, but affordability remains a big hurdle and buyers are being selective. The good homes that are priced right can still get attention, but overall, there’s not much to celebrate this week. Follow me for more updates on our market.

Not much help from mortgage rates this week — they moved in the wrong direction again, and the possibility of the Fed raising rates has only increased. Add in some pretty bad international news and the uncertainty that comes with it, and there are plenty of reasons for buyers and sellers to be cautious right now.
That doesn’t mean the market stops. People still need to buy, sell and move, and opportunities still exist — they just may look different than they did a few months ago. In a market like this, having realistic expectations and a good plan matters more than ever.

As we head into fall, mortgage rates are still one of the biggest factors holding back the real estate market. Rates are sitting in the mid-6% range, and while everyone would love to see a big drop, there’s no guarantee that’s coming anytime soon. Inflation is still running higher than the Fed would like, so the next few months will depend heavily on what happens with inflation, the economy, and the bond market. My expectation for fall is more gradual movement than a dramatic change — but even a modest improvement in rates could help bring some buyers back into the market. Here’s where our local numbers stand this week.
