While everyone else waits for spring, motivated buyers tour now — and quietly get the best options before competition spikes. 2️⃣ Sellers are more open to negotiation. January sellers usually have real timelines, not guesswork. That creates flexibility you won’t see in March or April. 3️⃣ Low competition = high leverage. If someone just landed in the Tennessee Valley, you have to throw them straight into our winter traditions. Rock City’s Enchanted Garden of Lights is basically a rite of passage.
