Before becoming an agent, I didn’t fully understand the value of having buyer representation. I also assumed it would cost extra, but in most cases, compensation is already built into the transaction, not something a buyer “saves” by going unrepresented.
A common misconception is, “I’ll save money if I call the sign or don’t use an agent.” In reality, skipping representation usually just means navigating a complex transaction alone. When you call the number on a yard sign, you’re typically reaching the listing agent...someone hired to represent the seller. While dual agency can exist, it can limit how effectively your interests are advocated for. That’s why it’s best to have dedicated representation on both sides.
