A cautionary tale worth sharing. True story.

A cash buyer pulled $500,000 from an IRA to purchase a home, planning a 60-day rollover. Fund the new IRA with a new $500,000 mortgage, stay clean on taxes, move on.

The house appraised for $400,000.
That $100,000 gap didn’t just kill the rollover plan. It became $100,000 in ordinary income on his tax return, plus a $10,000 early withdrawal penalty.

The appraisal was solid. The buyer understood the value conclusion.

What he couldn’t understand was why his agent never recommended an appraisal, and why the agent didn’t notice there were no comparable sales to support the contract price.

Cash buyers don’t need an appraisal to close. But sometimes they need one to avoid a very expensive mistake.

If your buyer is waiving financing, consider recommending an independent appraisal before they commit. It’s a small conversation that can prevent a large regret.

Be smart out there.
