Kentucky side or Indiana side — which one actually wins? 🌉
I sell on both, so I'm staying neutral. Mostly.
But I'll say this: the Indiana side keeps surprising people — more house for your money, lower property taxes, and you're still 15 minutes from everything downtown. Meanwhile the KY side has the walkable neighborhoods and the history you just can't rebuild.

“Let’s price it high — we can always lower it later.” It sounds smart, but it rarely works. Here’s what really happens: your home gets the most attention in the first week or two on the market, when every buyer who’s been watching sees it for the first time. Price it too high and they scroll right past; by the time you drop the price, the crowd has already moved on. Now you’re chasing the market instead of leading it. The homes that sell quickly — and often over asking — are usually priced right from the start. It feels counterintuitive, but I’ve seen it happen too many times to think otherwise. So, would you rather price a bit high and leave room to negotiate, or price it right and sell fast?

"I need 20% down before I can buy a house."
I hear this almost every week — and it keeps good people renting a lot longer than they need to.
The reality: plenty of buyers around here are getting in with 3–5% down, and a few programs go lower than that. If you qualify for something like a VA or rural loan, zero down is even on the table. That 20% number was never a rule — it's just the line where you stop paying PMI.
That doesn't mean rush in unprepared. But a lot of folks who think they're "years away" could sit down with a lender today and be surprised where they actually stand.
