We're excited to continue expanding our Medical Office and Ambulatory Surgery Center development platform into Texas and Florida.

This week includes several meetings with physician groups, surgical practices, and healthcare operators as we explore new partnership opportunities.

One of the reasons I'm so excited about this model is that it creates opportunities for medical professionals to participate in the ownership side of the real estate that supports their practice.

Rather than simply leasing space, many groups are exploring ways to:

• Build equity
• Control occupancy costs
• Support future expansion
• Strengthen long-term business value

Healthcare continues to evolve, and outpatient care remains one of the most compelling sectors in commercial real estate today.
