Here's something you need to know about Michigan's 2026 new construction market: builder incentives are at levels we haven't seen in years.
Across Michigan, builders are offering aggressive incentive packages to compete for your business:
🔹Rate buydowns (some Michigan builders are buying down rates by 1.5 to 2 points)
🔹$5,000 to $15,000 in closing cost credits
🔹$20,000+ in flex cash for upgrades or closing costs
🔹Free appliance packages and design upgrades
Why the surge? The Federal Reserve's easing of short-term rates in late 2025 directly reduced builders' construction financing costs. More than 60% of single-family homes are built by private builders who rely on construction loans from banks. When the Fed lowers rates, building becomes more economically viable, and builders pass some of that savings to buyers.
According to the Home Builders Association of Michigan, the state issued 15,821 single-family home permits in 2025, up 4.7% from 2024 and the highest since 2021. More inventory means more builder competition for your business.
