I don't know why I have this bad feeling (and I hope I'm totally wrong, especially being a realtor) that all of the Gold Coast towns like Downtown Jersey City, Hoboken, Weehawken, etc. are going to continue overpricing themselves so high (more expensive than New York) that NY'ers are going to just stay in NY and there will be a big rise in vacancy rates causing more competition and a big drop off in rent/sale prices.

If I owned something in these areas while prices are still high right now, I'd seriously consider selling before a possible bubble burst, especially with the development boom also going on. The age-old adage, what goes up must come down… That said, I say sellers sell now and buyers/renters hold off a year or two more if you can.

Again, I hope I'm wrong, but when you have Eli Manning renting his Hoboken apt for $18,000/month when you can pay that same rent and be in the heart of Manhattan in a penthouse with a balcony or even rooftop deck, something is wrong.
