Most of the work that sells a home happens before it ever hits the market. The week after you sign the listing agreement is prep: photos scheduled, a room by room walk to decide what gets fixed and what gets moved out, pricing set together, and the listing copy written.

This photo is from June 2001. Eighth grade graduation, taken from Liberty Park, the Twin Towers standing behind us like they always had and always would. None of us in that picture had any idea how soon that would stop being true.

That fall I was at Saint Anthony's High School, downtown Jersey City, close enough that I could see the World Trade Center right from my classroom. I was in Mr. G's Current Events class when we heard it, this loud crash outside that didn't make sense. He stepped out to check on another room, then came back in and, before telling us exactly what was happening, said something I've never forgotten: you never know when your last day will be, so tell the people you love that you love them. When I got to my homeroom after that, I saw it for myself out the window.

Twenty five years later, that picture still gets me. Not for what's in it, but for what none of us could see coming.

To everyone who lived through that day, in Jersey City and everywhere else, I'm thinking of you today. However you need to sit with it, take that moment for yourself.

Anyone else spend Saturday morning at Berry Lane Park?

Caña Coffee & Bakery had their tent up today, freshly baked pastries and iced matcha with the park lawn right behind them. Caña is a Latina-owned café rooted in Latin coffee culture. For now they pop up at farmers markets and events around Hudson County while they get ready to open a storefront at 254 9th Street in Hoboken, so catching them in a Bergen-Lafayette park on a Saturday is the way to do it at the moment.

Buyers ask me about price per square foot. I end up talking about what a regular Saturday actually feels like in the neighborhood they're considering. A park like this one, a small business that shows up, neighbors who stop and chat. You can't see that on a listing, which is why I tell people to walk the block on a weekend before they fall in love with the floor plan.

If you're near Bergen-Lafayette this weekend, go find them and grab something. And tell me your Saturday morning spot in JC, I'm always adding to the list.

Ever walked up Palisade and wondered what the view looks like from the top of one of those new builds?
