Carl Chesna is a graduate of the Dyson College of Arts & Sciences at Pace University in New York City, class of 2000. He was licensed by the State of New Jersey first in 2001 as a real estate salesperson, as a real estate broker in 2005, and as a licensed real estate instructor in 2007. He was named “rookie of the year” his first year in business and transitioned from being a part-time agent and r

esident of the Jersey Shore to full time. Since then he's been recognized as a top producer by both nationally at annual sales conferences, and regionally by the Monmouth County Association of Realtors. Carl serves on Asbury Park's Sustainability Committee and is one of a small handful of real estate brokers in our County to earn the Eco Broker designation so that he may better assist his clients in “greening” their homes and commercial properties. Palisades Park Approves 510-Unit “Destination” Development on Grand Avenue

The Palisades Park Planning Board recently greenlit an ambitious project called The Grandline. Everything at the 6.2-acre parcel at 21 Grand Avenue would be completely demolished under the plan.

Spearheaded by LEEMS Corp and designed by Hoboken-based MHS Architecture with landscaping by Melillo Bauer Carman, The Grandline will feature 510 residential units in two towers set to rise 17 and 19 stories. A total of 102 residences between the pair of towers will be designated as affordable housing under the plan.

While the number of units is fairly high for Palisades Park, the community amenities and retail spaces are what make The Grandline stand out. Over 175,000 square feet of commercial space, split across two levels, is included in the development, which was designed to create a walkable community.

To support the retail, dining, and entertainment uses within the complex, The Grandline will feature a generous pedestrian-friendly plaza. The development will also include a wellness center and multiple rooftop amenity spaces, with the southern tower slated to have a rooftop pool.

Study Says Newark Housing Market is Surging Despite Slight NJ Cool Off

A recent analysis from HousingWire determines that Newark is defying New Jersey’s somewhat cooling housing market. The median home listing prices in the city saw 7.66% year-over-year increase to $492,500, while the state median fell slightly by 0.79%.

Year-to-date data from HousingWire show that Newark’s median asking price has climbed steadily from $481,275 in January to $487,863 in March, then dipped slightly to $485,667 in April. Over the same period, inventory in Newark climbed 34.31% to 137 homes for sale, indicating that demand has remained robust enough to continue pushing prices higher.

Despite the good news, Newark still only registers as a slight seller’s market with 2.9 months of inventory compared to just 1.8 months of supply statewide. Newark homes are spending a median of 56 days on the market, while 14.6% of listings saw price decreases over this year.

New listings in Newark peaked in January at 55 and have since tapered to 46 in April, while absorption has slowed from 65 homes in February to 38 in April.

Throughout New Jersey, statewide inventory rose 7.70% to a total of 10,146 homes while new listings surged 23.84% year-over-year. That reality has perhaps contributed to the slight softening of sale prices in the Garden State, which has regularly ranked highly in recent years for escalating home prices.

Scam text!

Scammers are flooding Facebook, Instagram, and WhatsApp with fake investment ads designed to steal your money. These scams look professional — they use stolen celebrity images, fake testimonials, and sophisticated "deepfake" videos to convince you they're legitimate. They're not.

Here's how they work: You see an ad promising guaranteed returns or exclusive crypto opportunities. It features someone recognizable like a CNBC personality or financial expert (whose image was stolen). You click, and you're pressured to move the conversation to WhatsApp. Once there, scammers develop a relationship with you, "teach" you to invest on a fake trading platform, and eventually drain your money. When you try to withdraw funds, they'll demand fees you'll never see again.

Red flags to watch for: Promises of guaranteed returns, pressure to invest immediately, requests to use crypto ATMs, demands to move conversations to encrypted apps like WhatsApp or Telegram, and celebrity endorsements that seem too polished.

If you've been targeted or lost money to an investment scam, report it immediately. New Jersey's Bureau of Securities investigates these schemes, and your report helps protect others.

Climate Rule Review Could Shape Future Development in Asbury Park

The DEP announced that it will propose extending the legacy provisions of its Resilient Environments and Landscapes (REAL) rule until July 20, 2027. The extension is intended to provide time for a comprehensive review of the regulations and allow stakeholders to help shape potential revisions.

In practical terms, the extension could provide additional certainty and planning flexibility for homeowners, property owners, developers, and builders pursuing projects in Asbury Park.

For homeowners, the regulations may also impact substantial home improvements, rebuilding projects, major additions, and redevelopment efforts in areas subject to flood hazard regulations.

The extension may prove equally important for municipal government. Because the city continues to experience significant redevelopment activity while also confronting coastal flooding concerns associated with the Atlantic Ocean, Wesley Lake, and Deal Lake, future state requirements could influence local planning decisions for years to come.

For a city that continues to attract investment while simultaneously facing the realities of coastal climate challenges, the outcome of the state's review could play a significant role in determining how Asbury Park grows and adapts in the decades ahead.

K. Hovnanian Lands Tax Break for Waterfront Residential Development in Atlantic City

A proposal to redevelop nearly an entire block next to the Atlantic City Boardwalk, near the Absecon Lighthouse, recently secured a tax incentive from the city council, bringing the project a step closer to transforming a whole neighborhood.

Officials voted unanimously to approve the legislation on April 22. The agreement will grant a long-term tax exemption to developer K. Hovnanian Terraces at Absecon Urban Renewal LLC, enabling it to build 38 new homes and create 39 new lots.

The proposal spans nearly every parcel between Pacific Avenue, South New Hampshire and Dewey Place, and secured site plan approval from the Casino Reinvestment Development Authority in January 2025. It will leave a single parcel on the block with an existing single-family home untouched.

Documents made public by the CRDA show that the townhouses will be spread across four buildings: one building with 11 homes fronting South New Hampshire, two buildings with 6 homes each along Dewey Place, and one building with 15 homes fronting Pacific Avenue. The developer will also build three new roads and use one of the new lots as an alley off Dewey Place.

Each of the 38 townhomes will span approximately 1,820 square feet and include three bedrooms and 2.5 bathrooms. Every unit will include a first-floor garage with two parking spaces and will have a driveway with enough room to park an additional vehicle. Each home will also be fitted with a dedicated electrical circuit for charging electric vehicles.

Skip the Traffic: A New Ferry Route Connects Manhattan to the Jersey Shore

Getting from Manhattan to the Jersey Shore just got a lot more interesting. Seastreak, the high-speed ferry company that runs daily service between Lower Manhattan and several North Jersey ports, is launching a new summer route directly to Point Pleasant Beach—no car, no traffic, no Garden State Parkway.

Service runs on select weekends from June 19 through August 9, with an additional run from September 4-7. The trip takes approximately 75 minutes each way. Departures from the Battery Maritime Building at Slip 5 in Manhattan leave at 11:30 a.m. on Fridays. Return trips from the Seastreak Ferry Dock at 49 Inlet Drive in Point Pleasant Beach depart at 1 p.m. on Sundays.

Fares are $69 one-way and $99 round-trip for adults. Children ages 3-12 receive discounted pricing, and kids under 3 ride free. Reservations are required in advance and can be made through Seastreak’s website. Passengers are permitted to bring food and non-alcoholic beverages in soft-sided coolers—bicycles and scooters can be brought aboard for an additional fee.

The route still needs final approval from Point Pleasant Beach’s Borough Council, which voted 3-2 to advance a temporary permit for the summer. A public hearing and second vote are scheduled for June 15—just four days before the first planned departure.

For New Yorkers looking to make an easy day trip to Point Pleasant’s white-sand beaches and famous Jenkinson’s Boardwalk, this summer is your shot. At the same time, North Jersey residents who want to skip the weekend traffic might save time by crossing the Hudson, then shooting down the Shore from New York.
